Does Memphis have a build first, regulate later problem?

Our courts may move slowly, but they also move surely. On September 23, 2026, we filed our case with the Tennessee Court of Appeals. This lawsuit will shine a light on the fast-moving world of building permits, civic development without transparency, and public-private partnerships.

They made this promenade and park space on the banks of an industrial canal! Imagine what Memphis could be doing with the Public Promenade. Actually designers from the City founders to Venturi,Scott Brown and Jeanne Gang knew it and planned a Public Promenade/civic terrace along our riverfront.

A warning against development that’s inorganic and based on tourist trade?

What should happen at Harborplace? Something needs to in the middle of Baltimore.

As much as I'm a believer in preservation, I don't know that I'd even consider this historic. Opening in 1980, Harborplace was an attempt to bring people back into the heart of Baltimore led by the hometown Rouse Company.

MCB Real Estate has been leading a redevelopment project here that has the backing of Baltimore Mayor Brandon Scott and would replace this opening into the Patapsco River with a park, retail and residential spaces.

The Inner Harbor Coalition nominated it to the National Trust for Historic Preservation because of how it brought people back Downtown - But it doesn't bring them here anymore.

This all collapsed very quickly over the years, and has seen many tourist type things come and go from Ripley's Believe It Or Not, Bubba Gump Shrimp, and numerous restaurants to little else. The Cheesecake Factory was one of the last holdouts, they're gone now too. These are almost entirely vacant, and have been for a few years now.

I don't know that there's a significant tourist trade at this point in Baltimore's Inner Harbor outside of conventions, perhaps the National Aquarium and sporting events nearby at Camden Yards and M&T Bank Stadium. Things should be geared less toward that and more toward local needs, and encouraging residential density into the area.
