Stock Legal has purchased the former Mavrakos Candy Co. building for nearly $900,000 and plans to relocate its headquarters there, creating a mixed-use hub with retail, restaurant, and coworking space. The $8 million project construction began in late 2025, with completion targeted for mid-2027.

Change is taking root along Hodiamont and Etzel. At 900 Hodiamont Avenue, Cornerstone Community Development Corporation is transforming a long-vacant warehouse into the future western trailhead of the Hodiamont Greenway, backed by a $234,000 investment now under construction.

Just a few blocks away, plans are in motion for roughly $800,000 in rehabs on the 5700 block of Etzel Avenue—laying the groundwork for renewed housing and stability in the neighborhood.

A major new housing investment is moving forward in the Central West End, adding hundreds of new homes near Forest Park, jobs, and transit.

At 4974 Lindell Boulevard, the 30-story Albion West End tower is advancing after more than a year on hold. The $145 million mixed-use development will include 293 luxury apartments, ground-floor retail, and a prominent front door on Forest Park, rising alongside 100 Above the Park and the historic St. Regis building.

Albion West End represents a significant investment in housing choice and mixed-use development in the heart of the Central West End.

New Homes Rising in Forest Park Southeast

Construction is underway on new homes at 4200 Chouteau Ave and 4439–4441 Gibson Ave in Forest Park Southeast. These projects are bringing long-vacant lots back into use and adding high-quality family housing within the WUMC RC footprint.

At 4200 Chouteau Ave, a new home is under construction with an investment of approximately $320,000. Just a few blocks away, two family homes are being built at 4439–4441 Gibson Ave, representing an additional $238,500 in investment.

Together, these new homes will help strengthen blocks near jobs, transit, and neighborhood amenities—supporting long-term stability and growth in Forest Park Southeast.

Tower Grove Connector: Safer Routes Through Forest Park Southeast

The Tower Grove Connector is creating a continuous bikeway between Forest Park Avenue and Tower Grove Park, running through Forest Park Southeast. The route will travel south from Forest Park Avenue on Sarah Street, west on Vandeventer, and then south again on Tower Grove Avenue.

For residents and visitors, this means safer routes for biking and walking, easier access to parks, and improved connections to jobs and services across the WUMC RC footprint. Phase 1 construction began in 2025, with additional work scheduled through 2026.

Strengthening the Grove with Infill and Reuse

Several projects along Manchester Avenue in Forest Park Southeast are adding new energy to the Grove corridor. At 4210 Manchester, a new mixed-use building is under construction, paired with a third-story addition at 4216 Manchester to create new apartments and a retail bay. Together, these investments bring new residents, services, and activity to one of the WUMC RC footprint’s most visible commercial corridors, while reusing existing structures and filling vacant or underutilized sites.

Future Workforce Hub for Manufacturing Careers

The City has assembled a 15-acre site at 3940 Martin Luther King Drive for a new workforce development hub focused on advanced manufacturing jobs. Closely tied to AMICSTL, the planned center will provide training and upskilling opportunities that connect residents to careers in a growing sector.

Although construction has not yet begun, this planned investment is an important part of the long-term strategy to align neighborhood redevelopment with job creation and skills development in the WUMC RC footprint.
