Alumni Story: Teri and Eddie Coates 🏘️

For Eddie and Teri Coates, development doesn’t start with a building type or a business plan. It starts with a place.

Rather than finding a property that fits a predetermined development model, Eddie and Teri start with properties that interest them and figure out what makes sense for that particular place.

That approach has shaped their work in downtown Edmond, Oklahoma, where they’re working on projects ranging from new housing to a pedestrian-focused alley with small retail spaces.

Their story is a great example of how understanding a place, its history, and its community can lead to creative development opportunities.

New Bedford, MA: SouthCoast Neighborhood Builders Workshop + Cohort

Join IncDev in New Bedford this October for a hands-on workshop and coaching cohort designed to help local developers build small-scale real estate projects in the SouthCoast region.

This is more than a one day workshop. The cohort includes a full-day, in-person training on October 24, followed by three monthly meet-up sessions with fellow participants and faculty.

Alumni Spotlight: Will Hanrahan

In 2023, Will Hanrahan purchased a vacant industrial property in Lexington, Kentucky, without knowing exactly what it would become. With no ground-up development experience and few local examples to follow, he set out to learn how to turn his vision into reality.

Today, that property is becoming The Railyard, a $7.5 million mixed-income, mixed-use infill development featuring 32 apartments and 3,000 square feet of neighborhood commercial space.

Will’s journey began with a desire to do more meaningful work and make a lasting impact in his community, especially by adding housing in a city facing a significant shortage.

We’re hiring!

The Incremental Development Alliance is looking for a Business Operations & Communications Intern to join our team.

This is a hands-on role for someone who likes turning ideas and plans into finished work. You’ll help us coordinate events, manage email and digital communications, update websites and registration platforms, support social media and content, and keep projects moving across IncDev and our broader network of partners.

You’ll also get a front-row seat to the work happening around small-scale development, housing, community development, and building stronger local development ecosystems across the country.

The details:
📍 Remote
⏰ Approximately 15–20 hours/week
💵 $20/hour
📅 Start immediately through December 2026, with the possibility of extension
🗓 Applications reviewed on a rolling basis; final deadline October 11

We’re looking for someone organized, dependable, curious, and ready to take on real responsibility. You don’t need to check every box, we encourage applicants from a wide range of backgrounds and experiences.

Alumni Spotlight: Dominique Johnson 🏡

For Dominique Johnson, real estate development is about more than buying and selling property. It’s about understanding what people and neighborhoods need and finding ways for development to support them.

One example is a family she helped purchase a duplex, allowing a couple with a newborn to live next door to their mom, who could help with childcare. A year later, the family purchased another duplex nearby and moved their grandmother in. Today, four generations of the family live within half a mile of one another, sharing support while continuing to invest in their neighborhood.

Dominique’s story highlights how small-scale development can create opportunities for families, strengthen communities, and help people build a future close to home.
