Here's a throwback to the time our members collaborated to fix up the Schmidt Artist Lofts! Schmidt Artist Lofts was a 2014 Minnesota Brownfields Economic Impact ReScape Award Winner. The Schmidt Artist Lofts project provided an opportunity to preserve the Schmidt Brewery, with its crenellated towers and Gothic details, and convert it into affordable artist live-work apartments.

The adaptive reuse of the historic Schmidt Brewery into artist lofts continues the rich tradition of a 100-year-old neighborhood landmark in the city of St. Paul, and preserves the Brew House and Bottling House as the centerpiece of the newly created Jacob Schmidt Brewing Company Historic District. Prior, the property was occupied by various brewery operations dating back to1885, with the last kegs rolling out in 2002. After a short stint as an ethanol plant, the brewery sat vacant, deteriorating quickly over a ten year period. After five years of planning and design, redevelopment of the brewery into Schmidt Artist Lofts finally began in 2011 and is now complete.

We've got a great event planned for you coming up on May 18 - Hopportunity Knocks - from 3:00 - 4:00 pm at Pryes Brewing Company. Join us for a special joint program on Phase I Environmental Site Assessments and All Appropriate Inquiry Due Diligence. We've assembled a multidisciplinary panel — environmental attorneys, consultants, and end users — to offer their real-world perspectives on how Phase I ESAs function in practice and where they fall short. Panelists will draw on their own experience to explore the friction points, pitfalls, and practical value of environmental property due diligence across a range of transaction types.

Topics will include:
• Selecting an environmental consultant and associated contracting and liability limitation considerations
• What actually makes something a Recognized Environmental Condition — and where practitioners disagree
• PFAS and emerging contaminant considerations in Phase I scope and reporting
• Reliance letters: who gets them, what they cover, and what they don't
