For decades, one score decided everything.

If you didn't fit the model, you didn't get the loan.
The Federal Housing Finance Agency just changed that. VantageScore is now accepted for mortgages, which means rent payments, utilities, real behavior, it can all count now.

1 million Hispanic Americans turn 18 every year. Most don't have traditional credit history. That's not a risk problem. That's a gap in how the industry was measuring people.

That gap just got smaller.

The question now isn't whether they qualify.

The question is whether we're ready to serve them.

Fannie Mae and Freddie Mac are moving toward allowing credit scores that include rent and utility payment history. That means the millions of people who have been paying on time, every month, just not in a way the old system recognized, may now have a real path to homeownership.

This week, HOME is in Washington DC alongside the Broker Action Coalition and NAMB for Advocacy in Action, sitting with members of Congress to push for multilingual loan documents as an industry requirement.

This work reflects the vision Rogelio Goertzen has continued to push forward through HOME — bringing together leaders, advocates, and industry partners to fight for real solutions that better serve our communities.

Our VP of Govt Affairs, Jay Rodriguez's work is being put to action this week! This is what the work looks like at the policy level. Six wholesale lenders have already committed to rolling out multilingual loan documents this year. The next step is making it a requirement — not just a choice.

Latino homebuying power has reached 2.7 trillion dollars.

Yet the mortgage industry is capturing less than 10 percent of it.

That is not a demand problem. It is an access problem.

Latinos are the fastest growing group of homebuyers in the United States, but language barriers and lack of culturally competent service continue to limit access to mortgages.

This is one of the largest missed opportunities in housing today.

For lenders, brokers, and real estate professionals, the question is simple:

Are you building for the future of homeownership or staying comfortable in the past?

The ones who prioritize language access and truly serve this community will lead the next 20 years.
