The Workforce Development Department has been busy behind the scenes implementing the Property Management Basics Training Program!

This people-centered approach empowers participants to launch rewarding careers in the affordable housing sector. The first cohort of the year is now in week 3 of its eight-week journey. This dynamic group of participants, ages 19 to 54, brings a wide range of lived experiences and perspectives to the workshops. What unites them is a shared commitment to discovering a meaningful career in affordable housing property management.

Through immersive learning, peer collaboration, and strong community connections, participants are building real-world, job-ready skills. They are also developing an appreciation for the vital role housing plays in providing stability and opportunity for the communities they aspire to serve.

We’re excited to see continued progress at Colonia del Valle Próspero in Albany. Developed by FHDC - Farmworker Housing Development Corporation, this affordable housing community will bring 54 new multifamily homes in this first phase. As FHDC’s second affordable housing community in Linn County, this project reflects a continued commitment to strengthening housing options and supportive services that benefit the broader community.

It is with lots of excitement to inform you that our teammate, Reyes Zazueta, has been selected as the AEE CRC Commercial Wrench of the Year! (Columbia River Chapter of the Association of Energy Engineers)

The "Wrench of the Year" award highlights individuals who best embody the spirit of hard work and hands-on responsibility and who demonstrate dedication to successfully implementing an energy-efficiency project. This is an incredible achievement and a well-deserved recognition of Reyes' outstanding work across our portfolio.

Our Logistic Maintenance Coordinator, Maria Maciel, shares:
"Reyes Zazueta has been a key part of several essential projects this year at Evolve Property Management and FHDC. He handles maintenance for three properties and works hard to ensure every job is completed safely, on time, and to a high standard. Reyes has played a significant role in the success of various projects, including equipping over 176 units to meet the new NSPIRE regulations, updating all units with Energy Trust incentives, and preparing more than 40 units for move-in. He also responds quickly to emergencies and often assists other property teams with urgent needs, including appliance replacements, water heater installations, and water leak repairs. Reyes is always ready for the next challenge and can be counted on whenever he's needed.

Reyes is always willing to help others, share his knowledge, and take the lead when necessary. His positive attitude and strong work ethic make a significant difference on the team."

FHDC's Associate Asset Manager, SanJuana Torres, submitted the nomination and highlighted Reyes' positive attitude and work ethic, which was critical to the success of completing over 40 unit turns, prepping 150 units to meet the NSPIRE regulations, and updating all units with Energy Trust incentives.

Have you ever wondered what the TEACH Program is about?

The TEACH Program is designed to introduce community members to the world of affordable housing and property management, as well as other industries. Participants learn about fair housing rules, rental contracts, time management, learning styles, and more!
Participants will gain confidence in skills applicable to both their personal and professional lives, even if they decide property management is not their current career interest.

How long are the classes?
Each cohort runs for 8 weeks, meeting twice a week, for 2 hours per class session.

When and where?
Workshops are held twice a week, typically in a hybrid model meeting online and in person. Each cohort may meet on different days and times, depending on what works best for the group.

Are there requirements to participate?
Yes, all participants must meet the following requirements:
1. Be at least 18 years old (or turn 18 by the end of the cohort).
2. Have a high school diploma, GED, or equivalent from the US or their home country.
3. Be able to speak and understand English.

How do I sign up?

What happens after I sign up?
Once you complete the form, a member of our team will contact you to confirm your registration. They will then schedule a short appointment for you to fill out a self-assessment, provide additional information about the cohort, and address any questions you may have.

Is there any cost to participate?
No. Our program is entirely free for all participants.

How do we remove barriers for participants?
• Our curriculum is bilingual, and each participant can receive their copy of the lessons in Spanish or in English
• We offer childcare reimbursement for parents who take our workshop series
• There is financial support to offset the cost of missed wages for leaving work early, travel, and meals.
• We offer a hybrid model allowing participants to join the workshops online and in person.
• The TEACH Program is in regular touch with participants, reminding them of guest speakers, answering technical questions, and providing general reminders
• Technical support and having computers on hand for participants to use.

Other Services:
We meet participants where they are and offer 1:1 coaching sessions. Even if property management isn't for you, we're here to help you discover what is. We can support you in creating a plan if you are looking to apply to other jobs, return to school, or get additional training.

A couple of weeks ago, at the annual Housing Oregon conference, one of our very own received some special recognition. Yannelle Estrada, Senior Manager, was recognized as an All-Star award recipient among 147 affordable housing and community development organizations across the state, and we couldn't be prouder.

Ana Gomez initiated the nomination, and here is what was said:
Yannelle Estrada is one of Evolve's shining property managers, consistently going above and beyond to assist others and provide outstanding support to both residents and the entire team. She excels at tackling property management challenges and collaborating with colleagues, and takes initiative when it matters most.

Teamwork, making new connections, breaking a little sweat, and ultimately recharging our batteries. Members from Alianza Poder organizations took a brief pause to enjoy a couple of rounds of soccer at Woodburn's beautiful Legion Park. Throughout the year, members of AP organizations work to stay connected and aligned in efforts, and we embraced this goal in a slightly different way than in the past. The event was well-received, and we look forward to replicating and building upon this effort in the future. We were excited and proud to see phase II of Colonia Paz (Community of Peace) in the community of Lebanon featured as the spotlighted property in the recent edition of Raymond James Affordable Housing Investments' "Outlook on Asset Management." This quarterly publication is provided to housing industry professionals, and it is wonderful to showcase what is possible through a shared vision and truly committed partners.

The Workforce Team kicked off their 8th T.E.A.C.H. Cohort in early May and is now approaching session number 12 out of 16. They would like to express their appreciation to the staff, community partners, and previous participants for helping to spread the word. One remarkable achievement worth celebrating is that the team has maintained a 100% retention rate in this cohort!

The T.E.A.C.H. program is continuously evolving, and participants can now attend workshops fully online or through the classic hybrid model, which includes one in-person session and one online session. Thanks to these changes, they are able to reach participants from seven different cities across three counties: Linn, Marion, and Polk.

From the very beginning, the T.E.A.C.H. program has remained committed to supporting participants and removing barriers to their success.
