Here’s what you need to know about the Massachusetts rent control initiative: designed with input from residents and experts across Massachusetts, this modern policy will protect tenants from big corporate investors who unreasonably increase rents, while allowing local landlords to earn a reasonable profit and enabling new construction to address housing shortages.

The rent control proposal would have limited annual rent increases in Massachusetts to the cost of living (as measured by the annual increase in the Consumer Price Index) with a cap at 5%. For an apartment that costs $2,000/month, that means an annual increase in monthly rent of no more than $100/month.

The limit on rent increases will continue to apply when new renters move in, meaning rent cannot be drastically increased between tenants. The policy will support small landlords, not big corporations, by exempting owner-occupied buildings with four or fewer units. And it will encourage continued housing production and economic growth, by applying rent limits to new construction only after a building’s first 10 years. However, corporate landlords blocked this proposal, so now we need our State House to pass rent control now.

We need basic protections against excessive rent hikes to keep people in their homes, support working families, and stabilize communities across Massachusetts. Modern rent stabilization is the immediate relief we need to protect people as we work to fully address our state’s housing crisis.

Everyone benefits when Massachusetts residents have stable housing we can afford. But right now, corporate real estate investors are driving up housing costs to increase their profits — at the expense of everyday Massachusetts residents struggling to make ends meet!

From Boston to Springfield, predatory corporate landlords are pushing workers and seniors out of their communities, forcing people to work multiple jobs just to pay the rent, and making it impossible for young people and families to save money for the dream of owning a home. When corporate landlords treat homes like profit machines, they push our friends, families and neighbors out of the places they call home and rob all of us of stability and belonging.

But we can take back the power from big corporations by coming together. Together we can make sure all of our friends and family members, neighbors and workers, can put down roots in strong communities where everyone can build a future!

Massachusetts is facing an affordability crisis — and passing rent control is one of the fastest ways we can help. Right now, there’s no limit to the amount landlords can increase rents each year. From Worcester to Lynn, Springfield to Fall River, landlords have been ratcheting up rent by hundreds of dollars every year — even doubling rates overnight — just to pad their profits.
