This is one of the reasons I love what I do.

Power of sale is a different deal. The lender’s selling, not the homeowner, so there’s no disclosure statement telling you what’s wrong with the place. You’re on your own for that.
Two things you don’t skip: get your lawyer to review the offer before you sign (these contracts have clauses a regular resale won’t), and get the inspection done. No exceptions. A vacant property can be hiding problems nobody’s caught yet.
