My wife and I moved to the Northern Virginia area with our four children when I was stationed here in late 1995 with the Air Force. After another 10 years and two back-to-back military assignments, I completed a career in the United States Air Force retiring with 20 years of service as a Major and Chief Systems Engineer for a large defense communications organization in the area. Having completed engineering degrees at Arizona State University and Stanford University, I had the opportunity to continue on as a Defense contractor…but there was something missing. I felt God was leading us to something different where I could help people in more tangible ways. Real Estate seemed to be a natural transition, and I began my Real Estate career in early 2004. Now, since 2004, helping hundreds of families in the area, The Lighthouse Team has the experience base you need to help you with a listing or a purchase. My wife Paula and I raised four children here, and we are significantly involved with our local church, helping children’s and youth ministries and serving in other vital areas of the church. Don’t list your Prince William County home until you’ve done these three things.

Too many sellers start with random repairs, online estimates, or guessing what buyers want — and that can lead to wasted money, weak positioning, or missed opportunity.

Before you go live, focus on:

1. Know your neighborhood market
Prince William County is not one single market. What matters in Bristow may be different from what matters in Nokesville, Gainesville, Woodbridge, or Manassas.

2. Don’t renovate blindly
Not every upgrade pays off. Before spending money, understand what buyers are actually willing to value.

3. Plan pricing + marketing first
Your first impression online matters, and the first days on the market are too important to waste.

Your Saturday in PWC should start here…

The Manassas Farmers Market was packed, and it was easy to see why.

Fresh produce, local honey, food, jewelry, live music, and so much more — plus we ran into several friends while we were there, which is one of my favorite things about local places like this.

It is not just a market. It is community.

You see the vendors, the families, the conversations, the music, and all the little routines that make Prince William County feel like home.

And yes… I left with plants!

Stay to the end for the grandson blooper cameo — apparently my market update needed one more opinion. ☕️

But the actual market update matters for anyone thinking about buying or selling in Prince William County this year.

A lot of buyers came into the spring market hoping for relief: lower rates, lower prices, or more negotiating power.

That is not really what is happening.

Mortgage rates are back in the mid-6% range, while Prince William County home prices are still holding strong. In April, the median sold price in Prince William County was $580,000.

At that price, with 20% down and a 6.51% mortgage rate, principal and interest alone would be about $2,936 per month — before taxes, insurance, or HOA fees.

And buyers are not suddenly choosing from an oversupply of homes. Prince William County had only 1.6 months of housing supply, and homes averaged just 19 days on the market.

This is not a housing crash story.

It is an affordability squeeze.

Buyers need to understand their monthly payment, their competition, and where opportunities still exist before they shop.

Sellers still have demand on their side, but pricing and presentation matter.
