My wife and I moved to the Northern Virginia area with our four children when I was stationed here in late 1995 with the Air Force. After another 10 years and two back-to-back military assignments, I completed a career in the United States Air Force retiring with 20 years of service as a Major and Chief Systems Engineer for a large defense communications organization in the area. Having completed engineering degrees at Arizona State University and Stanford University, I had the opportunity to continue on as a Defense contractor…but there was something missing. I felt God was leading us to something different where I could help people in more tangible ways. Real Estate seemed to be a natural transition, and I began my Real Estate career in early 2004. Now, since 2004, helping hundreds of families in the area, The Lighthouse Team has the experience base you need to help you with a listing or a purchase. My wife Paula and I raised four children here, and we are significantly involved with our local church, helping children’s and youth ministries and serving in other vital areas of the church. Buyers are doing their homework before they ever walk through the front door. They have already seen the photos, compared nearby listings, studied the condition, and formed an opinion about whether the home feels worth seeing.

That makes the first days on the market especially important for sellers. A home that is positioned well from the beginning can create confidence. One that feels disconnected from the competition may leave buyers wondering what they are missing.

Presentation and pricing should tell the same story: this home is prepared, cared for, and ready to be considered seriously.

I always encourage sellers to look at their home through a buyer’s eyes before listing. The smallest disconnect can become the reason someone keeps scrolling.

First Friday, farmers markets, live music, baby goats, trivia, kids activities, w**e nights, book clubs, and more are happening around Prince William County this week.

The September 4–10 guide is live, with events in Manassas, Manassas Park, Gainesville, Haymarket, Nokesville, Woodbridge, Dumfries, Dale City, and nearby PWC-area venues.

A few highlights from this week’s list:

Friday brings First Friday / Flashback Friday to Historic Downtown Manassas, live music at Farm Brew Live and The Winery at Bull Run, family skating in Manassas, an art opening at McCall Studio Gallery, Metal Night at Trouvaille, and a big concert at Jiffy L**e Live.

Saturday includes the Historic Manassas Farmers Market, the Virginia Gateway Farm Market, Manassas Park Farmers Market, live music at Farm Brew Live, Joe’s Dad LIVE at Trouvaille, and a cars-and-community evening in the Haymarket area.

Sunday has the Dale City and Haymarket farmers markets, Sip & Stretch at The Winery at Bull Run, a baby goat and bunny bottle feed in Nokesville, and live music at Sunshine Ridge Farm.

More choices can make a home search exciting, but they can also make it surprisingly easy to lose focus. After touring several homes, every kitchen starts blending together and the comparison game takes over.

Instead of asking whether one home is better than the last, bring the decision back to your own priorities.

Does the location support your routine? Does the layout work for the way you live? Are the compromises things you can comfortably accept?

The goal is not to find the house with the longest list of features. It is to recognize the home that fits your life best.

I tell buyers to create a simple top three before touring. When a home checks those boxes, it deserves a closer look.

The dream home checklist is getting more practical. Beautiful finishes still catch the eye, but buyers are paying closer attention to the spaces that make daily life easier.

A room that can shift from office to guest space. Storage that actually keeps clutter under control. Outdoor areas that extend the way a home can be used. These are the features that often become more valuable after move in.

For your next home search, try separating your list into two categories:

• Features that improve everyday life
• Features that simply look good in photos

Both can matter, but knowing the difference helps you shop with more intention.

September has a way of putting routines back into focus, and real estate goals deserve the same reset. If buying or selling has been sitting in the “later” category, this is a good time to turn that idea into an actual plan.

Start with the questions that create clarity. Is your timeline flexible? Has your wish list changed? Are you preparing for a move this fall, or simply getting ready for next year?

The market does not have to feel perfectly predictable before you make progress. Preparation gives you something headlines cannot: confidence in your own next step.

I always recommend learning your options before you need to make a decision. A little planning now can make the entire process feel more manageable later.
