For many decades, motorists and pedestrians alike have passed by a historic and mysterious stone structure in the Charlesgate area of Boston’s Back Bay. The Fens Gatehouse (one of two) was designed by Hiram A. Miller in 1909 in the same style as the Shepley, Rutan and Coolidge gatehouses along the river. The gatehouse housed water flow control mechanisms for the Stony Brook Conduit and Old Stony Brook Conduit. The Fens Gatehouse sits in an area key to Boston’s expansion and development as a city, on land that was created by filling in the basins where the Muddy River met the Charles River, a key element of the Frederick Law Olmsted plan to reclaim the Back Bay Fens.

The design team’s restoration of the stone, roof, windows and original doors underscores the importance of preserving Boston’s classical architectural heritage. The fabric of the city would look much different without preservation efforts that keep earlier architectural styles visible in the urban landscape.

The Adams House renewal is a comprehensive rehabilitation project encompassing approximately 240,000 gross square feet across seven structures located within the Harvard Square Neighborhood Conservation District. While these buildings historically served as student residences and communal spaces, the renewal reimagines them to support contemporary student living while preserving their historic character and significance, ensuring continuity of use across generations. The scope of work involved extensive exterior and interior rehabilitation, with a focus on preserving original materials and architectural features wherever possible.

The Adams House renewal reflects a highly coordinated and technically rigorous approach to preservation, balancing complex system upgrades and programmatic improvements with a strong commitment to historic integrity. The project ensures the continued use and relevance of a historically significant residential complex, supporting both the immediate needs of the Harvard community and the long-term stewardship of an architecturally and culturally important site.

This project reinforces the value of historic structures used for everyday purposes (like offices) are just as valuable for informing the public about Massachusetts’ most endangered spaces. The Easton Building stands in the heart of Boston’s financial district at State & Devonshire Streets, adjacent to the Old State House. It sits near the Freedom Trail and a nearby T stop, with high pedestrian traffic. Constructed in 1902, the Easton Building is an 11-story steel and masonry building with approx. 37,070 s.f. of gross building area. It is listed as a Historic Building in the Inventory of Historic Assets of the Commonwealth of Massachusetts and is eligible for listing on the National Register of Historic Places.

The project included removal, restoration, and reinstallation of 60% of the granite cladding stones; repair of the masonry backup, steel anchors, and structural steel repairs; complete repointing of mortar joints; restoration and repainting window frames to their original colors; and an entire rebuild of a past repair to bring the Northeast Corner back to original specifications.

The Edgell Grove Cemetery was designated a National Register District in 1990. The Tomb House (historically “The Receiving Tomb”) was built in 1885. Although the original use is now obsolete, its importance and significance as an architectural, local, and religious site are not. A grant from the Community Preservation Act ensured that the restoration could be completed with historically accurate repairs and ADA updates, and the Tomb House could take on a new purpose through adaptive reuse.

It will now serve as an office, welcome center, and exhibit space for cemetery staff, residents of Framingham, visitors, researchers, genealogists, bird watchers, garden enthusiasts, school children, veterans, and the broader community

"The Newell and Weld Boathouses are not just historic buildings; they are living symbols of more than a century of athletic tradition and community pride. Situated on opposite shores of the Charles River, these two grand structures frame the most celebrated stretch of competitive rowing water in the country. Both designed by Peabody & Stearns, the Newell (1901) and Weld (1906) Boathouses are contributing buildings to the Charles River Basin Historic District and are listed on the National Register of Historic Places.

Following the restoration, both buildings are accessible for the first time in their 120-year histories. This once-in-a-century restoration makes them more functional, accessible, and sustainable, without compromising the unique historic character of each structure."
