Drove past Ellsworth and Ocotillo this week and had to stop and film. The Switchyard is really taking shape.

This is going to be Queen Creek's first walkable district. Shake Shack, Postino, and Snooze are all coming, plus shops, offices, and apartments down the line. First phase is set to open late 2026.

After 16 years here, watching our downtown core come together like this is something. We have wanted a spot like this for a long time.

Everyone tells me it's too late to plant once June hits. In Arizona, that's just not true.

Okra, sweet potatoes, and a few hardy herbs actually love this heat. The trick is deep, consistent watering and giving young plants some shade while they get established.

If you're starting now, try containers or raised beds. You control the soil quality, and your plants will thank you for it.

Quick look at Madera in Queen Creek.

This community has a clean, newer feel with open greenbelts, a great pool area, playgrounds, pickleball, and plenty of room to walk or bike.

I like that it feels modern without feeling over-the-top. It is the kind of neighborhood that gives you amenities, space, and that newer Queen Creek layout people are looking for.

If you are comparing newer communities in Queen Creek, Madera deserves a spot on your list.

Your feed is probably full of videos saying the housing market is about to crash.
So let's look at the actual May numbers.

I pulled single family home stats across the East Valley: Queen Creek, San Tan Valley, Gilbert, Chandler, and Mesa. I compare this May to last May, not to last month. Real estate runs on seasons, so year over year is what tells the real story.

The verdict? The Phoenix East Valley is holding steady.

One number worth a look: Queen Creek has the highest median price at $625K, but Gilbert gets the highest price per square foot at $295. Median tells you what people pay. Price per square foot tells you what they get for it.

Arizona landscaping has its own rulebook.

If you moved here from another state, the yard habits that worked before may not survive a Queen Creek summer.

A few things I see often:

Planting water-hungry plants in full sun
Leaving soil exposed without mulch
Watering more instead of planning smarter
Choosing plants that fight the desert instead of working with it

Desert landscaping can still be beautiful. It just needs the right plants, smart shade, and a setup that can handle the heat without constant babysitting.

Most Arizona gardeners water their plants wrong.

The biggest mistake is watering too often. Daily shallow watering creates weak roots that give up the moment temperatures spike.

Try this instead. Deep watering, a few times a week. Roots grow down toward cooler soil. Plants stay stronger through summer.

It is actually four different things. Principal. Interest. Taxes. Insurance.

The principal piece is yours. Every month you pay, a little more of the home becomes yours instead of the bank's. That part is forced savings, not a cost.

Rent does not do that.
