🇵🇭The First RESA eSymposium has successfully concluded — and history has been made celebrating the 17th Anniversary of effectivity of Real Estate Service Law on July 30: 2009 - 2026.

Every reform begins by acknowledging the problem, breaking the silence, and inspiring licensed professionals, regulators, and stakeholders to work together toward practical, lawful, and lasting solutions.

The First RESA eSymposium Focused on The 15yo REK Problem proved that there are still principled professionals among our ranks who refuse to be cowed, intimidated or silenced by the rampant proliferation of REkolorums engaged in illegal real estate service practice. Their willingness to stand up and speak out is a powerful reminder that the integrity of our profession is worth defending. They have chosen courage over silence and action over indifference.

Department of Human Settlements and Urban Development through its Honorable Undersecretaries Atty. Marisol Anenias and Atty. Roman Nicholo Molina along with PRBRES BM Atty Celyn Andrade led the 🇵🇭2026 Inter-Agency Meeting for the Anti-Illegal Real Estate Practices (AIREP).

The participating agencies tackled persistent issues affecting homebuyers, particularly low-income families and Overseas Filipino Workers (OFWs), including illegal land sales, double selling, falsified land titles, unauthorized mortgages, misleading advertisements, unregistered contracts, illegal turnover fees, and other deceptive practices that threaten the security of homeownership and undermine public trust.

The inter-agency task force was created under DHSUD-DILG-DENR-DOJ-LRA-NBI-PRC-PNP Joint Memorandum Circular No. 1, s2021. It was reconstituted on 04 August 2026, signaling the government's renewed commitment to strengthen coordinated enforcement against illegal real estate practices and protect the public from fraudulent real estate transactions.

⚖️The Real Estate Service Law did more than regulate a profession — it elevated the standards of the PH real estate industry and placed buyer's protection at its core.

🛡️Through RESA, the State recognized that RE transactions involve not merely the sale of property, but the dreams, savings, and future of Filipino families. To safeguard the public, the law entrusted the marketing and sale of real estate to qualified and accountable professionals.

✍️Today, only two categories of persons are legally authorized to sell real estate in the Philippines: the Property Owner and the PRC Licensed Real Estate Broker (REB).
