Bonita Court Apartments, Have a couple of units available here at Bonita Court Apartments, and all units have central AC and heating, hardwood-like vinyl flooring, stainless steel appliances, and a balcony/patio with an extra storage room.

Seeking California Landlord-Tenant Attorney | Consultation & Possible Retainer

GLM House Inc. is looking to connect with an experienced California landlord-tenant attorney, preferably someone familiar with shared housing, transitional housing, nonprofit housing providers, and San Diego County practices.

As we continue to grow in the shared and transitional housing space, we recognize the importance of having knowledgeable legal counsel available to help ensure that our agreements, notices, policies, and housing practices remain compliant with California law.

We are interested in establishing a professional relationship that may begin with consultation and potentially develop into an ongoing retainer arrangement.

Areas where we are seeking legal support include:

* Review and preparation of landlord-tenant notices and legal documents
* Guidance regarding lease violations, nonpayment of rent, health and safety concerns, and termination of tenancy
* Review of our shared housing and transitional housing agreements and policies
* Assistance with unlawful detainer matters when necessary
* Court representation when attorney involvement is required

GLM House is prepared to handle much of the administrative footwork, including organizing records, maintaining documentation, preparing timelines, gathering evidence, and completing appropriate research and administrative tasks.

What we need is an attorney who can provide legal oversight, review or prepare the necessary legal documents, guide us through California landlord-tenant requirements, and represent GLM House in court when necessary.

We are not looking for assistance with only one case. Our goal is to build an ongoing relationship with an attorney who understands the realities and responsibilities of housing providers and appreciates the unique nature of shared and transitional housing.

A Candid Reflection on Housing, Accountability, and the Future of GLM House Inc.

The longer GLM House Inc. works in housing, the more we find ourselves reflecting on why we entered this field.

Our founderโ€™s commitment began with her own lived experience of homelessness. She understands the fear, instability, and vulnerability that come with not knowing where you will sleep. She also remembers what it meant when someone gave her an opportunity to rebuild. She respected that opportunity because she understood its value.

GLM House Inc. was created from that experience. We believe people deserve safe and stable housing, dignity, and a genuine opportunity to move forward. We have opened our doors, worked with service providers, and accepted referrals because we wanted to be part of the solution.

However, compassion cannot mean the absence of accountability.

Housing someone does not require a provider to tolerate threatening conduct, property damage, repeated disruption, unauthorized guests, nonpayment, unsafe conditions, or behavior that negatively affects other residents. Shared housing requires respect, communication, personal responsibility, and consideration for everyone living under the same roof.

Most GLM residents have honored that responsibility. Many have stabilized, remained housed, secured employment, strengthened their relationships, and moved toward greater independence. Our strong housing-retention record reflects the importance of a careful intake process, clear expectations, ongoing engagement, and GLMโ€™s ability to directly assess whether an applicant is prepared for the responsibilities of shared housing.

Our greatest challenges have often occurred when outside referrals were presented as housing-ready without GLM being fully included in the assessment, service-planning, and accountability process. In some cases, concerns emerge months after placement, while communication from referring partners becomes fragmented or nonexistent. GLM is then expected to manage serious behavioral, financial, and safety concerns without meaningful support from the agencies that made the referral.

That is not collaboration.

True collaboration requires transparency before move-in, consistent case-management involvement, timely communication, shared responsibility when problems arise, and a realistic transition plan. A housing provider should not be treated as the final destination where every unresolved issue is deposited.

Everyone deserves access to housing. At the same time, every resident in a shared home deserves peace, safety, cleanliness, and respect. One personโ€™s housing stability cannot be maintained at the expense of everyone elseโ€™s well-being.

For this reason, GLM House Inc. is reevaluating how we accept outside referrals for permanent housing. Moving forward, referrals may require a more extensive screening and engagement period, stronger documentation of housing readiness, direct participation from the referring provider, and a written plan for ongoing support. We may also prioritize individuals who have completed GLMโ€™s own outreach, intake, and preparation process.

This is not about abandoning people. It is about protecting the integrity of our homes, our residents, our staff, and the organization we have worked hard to build.

Housing is a right worth fighting for. It is also a responsibility that must be taken seriously.

GLM will continue to lead with compassion, lived experience, and dignity. But we will no longer confuse compassion with permitting harmful behavior, and we will not allow our mission to be used in ways that destabilize the very communities we are working to create.
