What happens when the largest landowner controls most of the supply?

In Southern Nevada, that isn’t a hypothetical economics question.

As Dr. Sean McCoy explained during CREDA Southern Nevada’s May Breakfast Program, the federal government controls the vast majority of vacant land in Clark County. And getting eligible federal land into private hands for development requires a disposal and auction process that does not always move at the speed of market demand.

The result can reach far beyond the price of dirt.

When the supply of developable land cannot respond efficiently to demand, land costs rise. Those costs can ripple through commercial real estate development, housing, business expansion, job creation and Southern Nevada’s broader economy.

That’s why understanding Southern Nevada’s land scarcity challenge requires looking beyond how much vacant land appears to exist on a map.

The bigger questions are: How much land is actually developable? How quickly can it become available? And can the supply support the housing, businesses and jobs our region needs next?

Land policy is economic policy, and it will play a critical role in Southern Nevada’s ability to grow, diversify and remain competitive.

For Bud, building a stronger Southern Nevada has always been the goal. After helping launch NAIOP's bus tours years ago, he gained a firsthand look at the growth shaping our region - a journey that ultimately inspired his career in government service.

Through CREDA, Bud has built meaningful relationships and gained a deeper appreciation for how every part of a community is connected, from infrastructure and transportation to parks and places where families thrive.

What an amazing night celebrating everything that brought us to this point and all that is still to come in this new chapter!

40 years. Thousands of connections. Countless projects, programs, partnerships and memories. 🥂

From 1986 to 2026, this organization has grown alongside Southern Nevada and the commercial real estate community that helped build it. Through four decades of breakfasts and golf tournaments, advocacy and education, market cycles and milestones, leadership and friendships, there are a lot of memories packed into these 11 minutes.

Some faces you’ll recognize immediately. Some may take you back a few years. And some might make you wonder who approved that hairstyle. 😉

Together, they tell the story of 40 years of NAIOP Southern Nevada and the people who made this organization what it is today.

Now, as we begin our next chapter as CREDA Southern Nevada, we’re proud to celebrate the legacy we carry forward and the community that continues to make it possible.

Southern Nevada may look like a sea of open land.

But when it comes to land we can actually develop, we’re living on an island.

That distinction matters.

As Jamie Thalgott explained during CREDA Southern Nevada’s May Breakfast Program, our region is running increasingly short on parcels with the size, slope and infrastructure capacity needed to support major job-creating projects.

And land scarcity isn’t only a commercial real estate issue.

When developable land becomes more limited and more expensive, the effects reach housing affordability, business attraction, job creation, economic diversification and ultimately Southern Nevada’s long-term economic resilience.

That’s why land availability and responsible growth remain among CREDA Southern Nevada’s most important advocacy priorities.

Understanding the challenge starts with understanding what “available land” really means.

The more our commercial real estate community understands the issue, the stronger our collective voice can be in shaping solutions for Southern Nevada’s future.
