BAGI We promote, educate and network along with providing advocacy, education and meaningful services. On February 22, 1940, the group drafted its first By-laws.

THE ASSOCIATION

In 1922, the Indianapolis Home Builders was formed. It is possible that this group is the oldest organized builder group in the United States. The original charter from the National Association of Home Builders (NAHB) was issued to the Indianapolis Home Builders; this was later transferred to the Marion County Residential Builders Association in 1944. In 1969, the name was changed

to the Builders Association of Greater Indianapolis (BAGI) to reflect the building activity going on outside of Marion County. As early as 1926, a show home was built for public viewing by the Association through the cooperative efforts of its membership. The first Parade of Homes was held in 1947 and the first New Home Preview was held in 1956. In 1963 the Association presented its first Home-A-Rama. Over 500 members strong, The Builders Association of Greater Indianapolis today exists so that members of the residential construction industry and related businesses can conduct their business efficiently and ethically to provide the community with reliable, safe, affordable residential construction accomplished by competent professionals in the industry. The charter jurisdiction of BAGI includes: Boone, Hamilton, Hancock, Hendricks, Johnson, Madison, Marion, Morgan and Shelby counties. On January 1, 2000, all BAGI builders and remodelers agreed to adhere to the Quality Assurance Builder Standards. Divided into construction phases, the Standards provide new homebuyers and remodeling customers a written set of standards addressing prevalent issues that arise. The Standards are a series of performance measurements builders and customers can use to communicate and understand each other’s expectations. Members of the Builders Association of Greater Indianapolis are also members of the Indiana Builders Association and the National Association of Home Builders. THE INDUSTRY

The Greater Indianapolis nine-county region continues to be a thriving area for new housing starts. The local home-building industry generates millions of dollars in wages, taxes, fees and other revenue to the local economy. A home is a solid investment and BAGI members continue to help Central Indiana residents realize the American Dream of homeownership.

Millennials are increasingly split between two housing realities.

A recent housing study found many millennials who purchased homes before 2022 are now holding significant equity, while others who missed that window feel homeownership is becoming harder to reach.

Even with affordability challenges, the desire for homeownership remains strong. The conversation around housing supply, workforce development, affordability, and long-term housing opportunities continues to matter for the future of Central Indiana communities.

The demand for skilled workers in construction is still very real.

A recent NAHB analysis showed open construction jobs increased again in March, highlighting the continued need for workforce development across the industry. While housing activity has slowed in some areas, the need for skilled professionals remains critical to keeping projects moving and supporting long-term housing growth.

The future of housing depends on the people building it.

Thank you to everyone who joined us for the June Multifamily and Field Superintendents Impact Team meeting, where industry leaders came together to discuss workforce development and the initiatives being launched to attract, train, and retain the next generation of homebuilding professionals!

Special thanks to our panelists, Chris Price, Tim Eckert, Chris Hancock, and Doug Elmore, for sharing their insights on the opportunities ahead and how builders, suppliers, and industry partners can play a role in strengthening Indiana's workforce pipeline.

The future of homebuilding depends on the people entering our industry today, and we're excited to see the momentum building across the state.

Housing affordability is not driven by one factor.
Labor availability, interest rates, regulations, permitting timelines, land costs, and supply challenges all influence what it takes to bring new homes to market.
That is why BAGI continues to focus on informed conversations around affordability, responsible growth, and housing access across Central Indiana.

The market is challenging, but demand has not disappeared.

NAHB’s latest update shows custom home building remains resilient, even as higher rates, rising costs, and affordability concerns continue to affect the broader housing landscape.

That’s why BAGI’s work matters: bringing builders, leaders, and communities together around real housing solutions for Central Indiana.
