Since launching this spring, the Housing Trust's Live Local Rent Assistance Program has helped 29 Big Sky residents remain housed in our community.

The program provides rental assistance to local workers who are spending more than 30% of their gross income on rent.

So far:
🏠 20 of 53 screened households reported spending more than 35% of their income on rent.
🏠 9 Big Sky households are currently enrolled in the program.

Modeled after a Housing Whitefish program, Live Local helps local workers remain in the community they serve by providing up to $400 in monthly rental assistance.

Thank you to First Security Bank and the Federal Home Loan Bank of Des Moines for supporting the future of workforce housing in Big Sky.

Through the Member Impact Fund, the Housing Trust received a $17,148 grant to support planning for the 125 deed-restricted homes planned at Cold Smoke.

The grant funded a market demand analysis that will help inform home design, pricing, and program structure as the project moves forward.

We are grateful for partners who invest not only in housing construction, but also in the planning work that helps ensure long-term success.

Meet the Team: Jeremy Schmitt

Jeremy recently joined the Housing Trust as our Development Project Manager. A local hire, Jeremy brings a wealth of knowledge in community-focused development. With an extensive career in the housing and development sector, Jeremy has demonstrated a consistent commitment to creating thoughtful, sustainable, and impactful projects.

Jeremy will lead the Housing Trust's planning and ex*****on of workforce housing projects from concept through completion, helping move critical developments forward in a growing and evolving Big Sky, including the new Cold Smoke neighborhood. His experience working directly with contractors, consultants, and community partners will strengthen the Housing Trust's ability to deliver high-quality homes that serve locals' needs.

🚧Cold Smoke is starting to take shape. Crews are making steady progress, installing sewer lines, completing utility work, and preparing the site for future housing.

While it may not look like much yet, this work lays the foundation for 125 permanently affordable homes and 264 apartments for Big Sky's workforce. The first phase of apartments is anticipated in 2028, with the first phase of homes expected in 2029.

This spring, each foundation awarded $50,000 to support the Housing Trust's Rent Local and Live Local programs.

🏠 Rent Local helps create new long-term rental opportunities by incentivizing below-market, year-round leases.

🏠 Live Local helps rent-burdened local workers remain housed through direct rental assistance.

Together, these programs help strengthen housing stability and expand housing opportunities for Big Sky's workforce.

"Workers in Big Sky may now be eligible to receive rental support through Live Local, a new pilot program launched by Big Sky Community Housing Trust.

The program aims to provide local workers with monthly rental assistance payments to help make housing more affordable. Amounts of assistance provided will vary per recipient, depending on the total amount of rent cost that goes over 30% of their gross income.

Live Local is starting off with a limit of $400 of assistance per household, per month, with a total limit of $4,800 per year. Recipients can receive assistance under the program for up to one year, and assistance payments will be disbursed to landlords directly. The program is funded with financial support from Moonlight Community Foundation, Spanish Peaks Community Foundation, and Big Sky Resort Area District."
