In real estate markets like those we are seeing across Chicagoland, with low inventory and extraordinary demand, you may receive an influx of unsolicited purchase proposals. Unsolicited offers are often scams, and when the sender is a sincere would-be buyer, they may not be in your best interest. Anyone looking for the seller to act quickly may be trying to sway the owner to disregard their own real estate team's legal advice and market guidance—a great example from real estate attorney Bob’s post.

My client is an elderly woman who inherited a Chicago two flat in very poor condition when her husband passed away. Tenants not paying rent, repairs not being done, and property manager not answering calls. She received an unsolicited offer from a cash buyer that found her information. Quick closing for $500,000 cash and buyer will take care of repairs and problem tenants.

Luckily, my client consulted with me and a local Realtor. We advised her to let me evict the two tenants and sell the property fully vacant on the market. She put her trust in us and the process. It took seven months, but I removed both tenants and the Realtor put the property on the MLS. She immediately received a cash offer from the developer, for $955,000.

We had a smooth closing. My retired client made $455,000 by simply trusting professionals to help her with the process. She had an experienced real estate attorney to walk her through her options and make the best decision for her. Cash offers are tempting, but the easiest solution is not always the best one.
