Housing Data Gives Buyers More Leverage
The latest housing trends are giving buyers a bit more room to negotiate. As we moved through late Q3, about 21% of active listings saw price reductions, and inventory reached 1.16 million homes—now just 9% below where we were before the pandemic. Buyers are still proceeding carefully, with homes under contract down about 4% year over year for the second month in a row. This clearly highlights how rising mortgage rates continue to shape affordability and decision-making.

The national median list price currently sits at approximately $419,000, reflecting an 11-month stretch of yearly price declines—down about 1% both month-over-month and year-over-year. Price per square foot also dipped 2% compared to last year. While sellers are staying engaged (with just 6% of listings delisted, similar to last year), more are adjusting their asking prices and opening the door to negotiation.

Condos in Wisconsin—especially around Madison—are still hard to come by. As someone who works daily with buyers and sellers across Southeast Wisconsin, I see firsthand how challenges with financing, rising material prices, lending costs, and liability concerns have kept many new condo projects from breaking ground.

This limited supply is especially tough for first-time buyers and downsizers hoping for a low-maintenance option. With average condo prices sitting in the mid-$300K range and monthly fees adding several hundred dollars on top, many clients find themselves weighing the benefits of older condos needing updates or considering other housing altogether. Newer condo developments are out there, but with prices often topping $600K plus fees, they tend to attract more downsizers than first-timers.

There’s talk of possible changes—like liability law reform, faster permitting, or easier rezoning—but unless the economics of building and buying shift, a big rebound in new condo construction seems unlikely.
