Coming Soon: New Short-Term Rental Registration System
Dear Short-Term Rental Owners and Operators,

The Town of Nantucket is pleased to announce that it will be transitioning to a new Short-Term Rental Registration application system. The new system is scheduled to launch on October 1, 2026.

Owners and operators should use the new system to submit their annual renewal applications for the 2026–2027 certificate period once it launches on October 1. As a reminder, Short-Term Rental Certificates must be renewed annually by November 1. If you still need to register for a rental that will occur before October 31, 2026, you can reach out to [email protected].

This upgrade is part of the Town's ongoing efforts to improve the administration of the Short-Term Rental Registration Program and provide a more user-friendly experience. The new system will be supported by OpenGov, and it will provide several benefits, including a more intuitive application process, greater flexibility over application updates and changes, improved identification of unregistered short-term rentals, enhanced enforcement capabilities, and reduced annual operating costs compared to the current system.

For all of us who have enjoyed all or part of the 2026 summer on Nantucket, it is time to give a HUGE thank you to Brian Borgeson who stood up to speak the truth at the 2025 Special Town Meeting clearly stating the case pass Article 1 and update our zoning to specifically permit vacation rentals of any length across the island.

A few of us who rent our homes. booked Brian's sport fishing boat, the Absolute, to thank him, spend some time with him on a beautiful day on the water and present him with the framed iconic photo of him speaking at town meeting. The inscription says:

At their May 21st meeting the Board of Health approved a notice of violation letter to be sent to STR operators who are currently advertising their homes for rent (on online or other media), have not yet registered with the town and who have already been notified to do so, without a response to the town. This letter will be the first step in town enforcement action. Nantucket Together fully supports this action and encourages vacation rental owners to annually register or remove their rental postings and let the town know they are no longer renting.

ATTORNEY GENERAL RULES AGAINST ARTICLE 1 CHALLENGE!!!

As you may recall, last December, the legal firm that represented the lawsuit against the Town of Nantucket and the Grape Family, was asked by an unidentified client, to challenge the process used in the submittal of citizen Article 1. Article 1 proposed to modify Nantucket zoning to permit short and long-term residential property rentals in all zones, and passed by the required 2/3 majority at the fall 2025 Special Town Meeting.

The Attorney General is the deciding authority on such matters and has 90 days to make a ruling unless an 'up to' 90 day extension is requested. An initial 60 day extension was requested through April 17 and due to workload issues, it was then extended to the full 90 days which expired today, May 17. The AG's Ruling can be found

In summary, the challenge was rejected and Article 1 was found to be in full compliance with town and state laws. The AG's office is the last stop for an appeal so this matter is now settled.

After nearly 6 years of fear, debate, and lack of certainty, the ability to rent one's home for any length of time is now clearly defined in the town code and we can all go back to enjoying the island we love along with our neighbors.

I don't know about you but I have made so many new, lifelong friends as part of this journey and our community involvement continues. That can only be a good thing.

Another 30 day extension in the MA AG's ruling on whether Article 1 legalizing vacation rentals on Nantucket was proposed and passrd in a procedurally correct manner last fall. And so we wait again. Happy Daffy?
