UPDATE ON WALKER FARMS DEVELOPMENT

Only residents within 300 feet of the property get notification of changes, however all residents in our subdivision are affected.

Pulte Group is developing this property. The current drawing of the West tract shows Elk Lane going straight through to Main St. The previous developer made the compromise of not running the road straight through the new development. It was an effort to have traffic make multiple turns in the new addition to deter drivers from cutting through Hunting Creek and Walker Farm on Elk Lane from Main Street to Smith Valley.

In addition, new drawings provided by Pulte Group show roads going through on Faith St in Villa Heights and Lea in the Green Valley addition. This is in violation of a passed city ordinance.

It would be helpful for residents to show up at City council meetings to voice their concerns.

Meeting is Monday, Nov 9 at the Council Chambers, 300 S. Madison Ave

Board of Zoning Appeals at 6:00 pm for the zoning variance to reduce the minimum side yard setback on all RA zoned parcels from 8 ft to 6 ft.

Plan Commission meeting at 7:00 pm. Primary subdivsion of said property for a development with 271 lots to be known as Walker Farms.

The financial summaries were mailed from the Smith Valley post office location this afternoon, Monday, Aug 17. Mailing time is 2-3 days for USPS so they should be hitting resident homeowners mailboxes mid-week.

We are now past dues deadline for this fiscal year. We had 61 homeowners meet their assessment. 51 did not do so.
That's 54.46% payment rate.

Later this month resident homeowners may expect to receive a financial summary for the past 2 fiscal years in the mail. We had been sharing these at the annual meeting but many do not attend for various reasons. Non-resident homeowners may contact us for a copy if interested.

There are still 70 property owners who have not paid the 2026 dues assessment. There's only a week before the deadline left to avoid a $20 late fee.

DUES DEADLINE REMINDER

2026 dues assessment should be paid by August 1

To date only 31 properties have met this obligation. That's only 27.67% of the neighborhood. A late fee of $20 will be added to account on August 2.

Good morning,

My wife and I wanted to extend a notification to the community if possible. On Tuesday June 30th, we will have a semi located on the street at our residence (1433 Hunters Lane) with movers packing out our home for our PCS to Fort Riley, Kansas.

We currently do not have a start or end time, just that they will be here on June 30th to load our belongings onto the semi.

We will also have the same movers here on Monday June 29th, however they will simply be packing out house to prepare for the pick up the next day. We are unsure how many and what type of vehicles the company will be using on this day, but it should not interfere with traffic flow.
