September brought a beautiful shift into early fall here in Mountain Shadows - trees beginning to turn, neighbors tidying up yards and winding down for the cooler months ahead. We enjoyed the annual Labor Day Lift Off with hot air balloons rising over the city, crisp trail days perfect for hiking, and late‑season vegetables still thriving in gardens. Cloudy mornings settled over the foothills, and magpies and blue jays made their lively appearances in our yards. Thanks to everyone who helped make September feel full of color, community, and the first hints of autumn. 🍂

As the Summer Camping Season Comes to an End…

Here’s a kindly reminder to the homeowners of our Mountain Shadows community (and to any of their tenants) who might consider storing camping vehicles or trailers on their property.

The stated purpose of our Mountain Shadows Covenants: to protect the residential living environment and also to protect the desirability, attractiveness and value of our properties. Covenants run with the land and are legally binding on individual property owners. When you, the homeowner, purchased your residential property, the Covenants for your individual Filing location were included in the Title Commitment documentation you received and agreed to prior to Closing.

Be aware, with the exception of loading and unloading, prolonged exposed parking of camping vehicles or other trailers is not permitted based on the language found in the Covenants of ALL of our 35 Mountain Shadows individual subdivision Filings. Some subdivision Filings allow completely enclosed/out-of-sight storage on property; but the majority of Filings preclude overnight storage/parking of such vehicles on any street or within any lot.

Applicability of our Covenants to Mountain Shadows residential rental properties…

Also note that Mountain Shadows Covenants require compliance regardless if the residential property is owner-occupied OR a long or short-term rental. Compliance is ultimately the responsibility of the property owner. Mountain Shadows property owners renting out their private residences need to ensure that BOTH their property managers (if applicable) and their tenants are fully aware of their individual Filing Covenant requirements, provide a copy of their filing Covenants to the renter, AND preferably make such Covenants compliance a specific requirement in any associated rental agreement.

In summary, please be considerate of your neighbors and help Mountain Shadows preserve our unique residential living environment for the benefit of all.

Human-bear encounters are increasing in western Colorado Springs for two reasons. One is this has been an especially dry year, so many of their regular natural food sources are not available or are in short supply. The second is that as bears prepare for hibernation they enter what is called hyperphagia where they are feeding up to 22 hours per day in order to consume as many as 20,000 calories per day.

Bears are very opportunistic - and kind of like us humans they will go for the easiest snack when it's available.

Mountain Shadows is natural bear habitat - they were here before we were. And, it's easier to modify our behavior rather than hope the bears will modify theirs.

Bears are smart and have excellent memories, so when bears find food from human sources - bird feeders, dog food or garbage are common culprits - they will return again. This can start an unfortunate series of events if a bear becomes accustomed to human food sources and then loses its fear of humans. Bears that become unafraid of or show aggression toward humans will end up being killed by Colorado Parks and Wildlife.

In trying to bring awareness to coexisting with bears the motto is - A Fed Bear is a Dead Bear.

In an effort to keep a primary attractant away from bears, the City of COS enacted an ordinance in 2020 that requires residents in most areas west of I-25 - which includes Mountain Shadows to secure their trash to prevent bears for being able to get to it.

Securing trash can be accomplished by securing their trash in a garage, shed or other secure structure. Trash bins should only be outside of the secure structure on trash collection days from 5 a.m. to 7 p.m. The majority of homes will already meet this requirement with standard practices.

This can be a simple step residents can take to prevent an unwanted bear encounter.
