On Monday, First Resource Companies celebrated the completion of 122 new affordable homes along Springfield’s State Street, bringing new life to two historic buildings.

Residences at the Vault transformed the former Federal Land Bank building into 60 apartments affordable to households earning at or below 70% of the Area Median Income (AMI). Originally built in 1924, the Georgian Revival building pairs preserved historic character with modern amenities and energy-efficient appliances.

Just down the street, Merrick Park Apartments converted Springfield’s former Fire and Marine Insurance Building into 62 affordable homes for households earning at or below 60% AMI. This Classical Revival was originally built in 1905 and is on the National Register of Historic Places.

Each development also included the renovation of an additional building, contributing to the total number of homes created at both properties.

MHP is proud to support both developments with permanent financing. Over the past 20 years, we’ve partnered with First Resources Companies to help create 1,094 homes in Springfield, and we can’t wait to see what the future holds for our long-lasting partnership!

What if much of an ADU could be built off-site and installed in a matter of hours? Explore factory-built concepts in the Massachusetts ADU Design Challenge Showcase at mass.gov/ADUdesigns.

The 682-square-foot Woodline by Julian Liang and Courtney Cheng of Jia Ba Bue is designed to be constructed in a factory, delivered by flatbed truck and placed on a prepared foundation by crane.

The one-bedroom home also incorporates accessibility throughout its single-story layout, including generous doorways, clear maneuvering space and a zero-threshold shower. A highly insulated envelope, all-electric systems and solar-ready construction support long-term energy efficiency.

Last week, Pennrose Companies celebrated the grand opening of Forge in Lenox, bringing 65 new homes to the Berkshires.

The development features 13 newly constructed townhouse style buildings and a modern clubhouse, with 77% of apartments affordable at or below 60% of Area Median Income (AMI) and 23% reserved for workforce households earning up to 120% AMI.

Set beside 30 acres of conservation land, Forge offers residents access to walking trails and scenic mountain and forest views.

MHP is proud to support this development with a $3.6 million permanent loan and a $2.25 million workforce housing loan, helping expand housing opportunities for individuals and families across the region. Congrats to all involved! 🎉

We’re excited to announce the relaunch of our Complete Neighborhoods technical assistance program, which supports municipalities, nonprofit, and for-profit developers seeking to advance affordable housing development in walkable, connected, and transit-served neighborhoods.

Interested applicants are encouraged to attend an upcoming webinar to learn more about program goals, eligibility requirements, available technical assistance, and the application process. The webinar will also reserve time for questions and answers.

Join us in welcoming Indigo Cadorette to MHP! 🎉 

As a lending associate, Indigo provides support to the rental financing team in the underwriting and funding process.

Prior to joining MHP, Indigo interned with MassHousing as a Massachusetts Community Climate Bank Intern, where she analyzed data, streamlined documentation processes, and developed tools and initiatives to support employee knowledge of sustainability. She also served as a Residential Lending Intern with Cornerstone Bank, where she supported internal reporting and program review efforts, in addition to improving document accessibility and consistency across multiple teams.

Indigo earned her Bachelor of Science in Economics with a minor in Geography from Clark University.

Earlier this spring, Backyard ADUs and City of Boston, Mayor's Office of Housing set up a 460 square foot detached ADU in the middle of City Hall Plaza. Residents were able to step inside and visualize what could be possible in their own backyards.

The 890-square-foot Gablefront ADU by Andrew Bagge, AIA, of Kuhn Riddle Architects and Designers reimagines a familiar Massachusetts mill-town style for constrained sites.
