Fall notes:

🍂 Please be patient with us as we make our way through all 17 courts, 1,048 townhomes, on 300+ acres.

🍂 We mulch what we can before an abundant of leaves fall at once.

🍁In 2024 🍁

TOTAL leaf loads: 164 = 172,700 lbs. or 86.35 tons dry leaves

🍁In 2025 🍁

TOTAL leaf loads: 209= 222,440 lbs. or 111.22 tons dry leaves

🍂 We do 3 rounds of leaf cleanup this time of year and are currently on our 1st round. We work as quickly as we can, but please understand, weather, such as wind and rain can cause delays or changes in service. As a reminder, we do not clean up leaves on decks, patios, or in carports as we don’t want to damage your property. Removing decorations or personal items in your yard will assist us in getting through your court faster and without incident.

Curbside recycling will be an option for Bella Vista residents in 2027 if at least 1,250 households want it. You must sign up by Dec. 31, 2026.

• Optional service provided by Republic Services for an additional cost.
• $6.50 per month, billed quarterly with your trash bill.
• You will get one cart for all accepted recyclable materials.
• Additional carts available for $5/month.
• Once monthly pickup.

The BVTA crew doesn't just mow and blow, our crew also tackles huge infrastructure projects, which saves our owners thousands of dollars by doing what we can inhouse. Basildon Court had major drainage issues that were jeopardizing some of our homes, and our crew was able to tackle the issue and get it repaired this year. Before and after pictures below.

Please drop off food donations to our office M-F; 8:00-3:00.

The free little pantry is across yard from office if you want to place any items directly to the pantry.
