Your buy to let could be your deposit for the next one. 🏠

Many landlords are sitting on equity that’s doing nothing. If your property has risen in value or you’ve paid down the mortgage, remortgaging can release some of that equity as a deposit on another buy to let.

How it works:
1️⃣ Remortgage your existing BTL, typically up to 75% LTV
2️⃣ Release the equity as cash
3️⃣ Use it as the deposit on your next property
4️⃣ Repeat as your portfolio grows

What lenders look at:
✅ Rental income against the mortgage payment (the ICR stress test)
✅ Your overall portfolio and experience
✅ Your personal income and existing commitments

Worth knowing before you go ahead:
⚠️ Borrowing more increases your monthly costs
⚠️ Product fees, early repayment charges and rates all affect your returns
⚠️ Rents and rates can change, so build in a buffer
