The Green Building Council South Africa is one of 75 members of the World Green Building Council alongside Australia, the United States and the United Kingdom. Founded in 2007, we are a dedicated team working in collaboration with industry bodies, leaders, government departments and professionals to develop market-based green building solutions for the transformation of the South African property

industry. We are a member-based organisation whose core focus is green building certification and training. We advocate for all buildings to be designed, built and operated in an environmentally sustainable manner.

This month, Babalwa Tshandu celebrates her 10 year anniversary with GBCSA. She has had an incredible journey, having started behind the scenes in administrative support, and later transitioned into HR Administration. Today, she is GBCSA’s HR Manager and plays a key role in the organisation’s growth.

Babalwa is fondly considered one of the team’s best dancers. She’s a social person so, it’s no wonder she’s beloved by her colleagues for approaching her work with positive energy and always bringing a warm friendliness to teamwork.

After a decade of measurement, South Africa’s MSCI Green Annual Property Index shows that green-certified offices have outperformed comparable non-certified offices.

Published annually since 2016 by MSCI in collaboration with GBCSA and sponsored by Growthpoint Properties (JSE: GRT), the 2025 MSCI Green Annual Property Index provides an independent, globally aligned assessment of how green-certified properties perform relative to their non-certified counterparts.

A significant sustainability milestone was recently celebrated with Growthpoint Properties as three of their retail centres achieved Net Zero Waste Level 2 certification.

Woodmead Retail Park, Waterfall Mall, and Key West Shopping Centre achieved this certification thanks to rigorous waste sorting, on-site processes, and strong tenant engagement. The plaques were presented to the Growthpoint team at Key West Shopping Centre, a commemoration filled with much excitement. Congratulations to all involved in this industry-benchmarking achievement.

We are delighted to welcome Livhuwani Mukomutelo to the GBCSA team as our new Technical Coordinator.

Livhuwani’s experience includes sustainability coordination, green building certification processes, and stakeholder engagement within the built environment sector. She holds a BSc Honours degree in Environmental Management and a BSc in Geology, along with an impressive list of industry certifications.

Beyond work, Livhuwani enjoys social Kizomba dancing, reading books, and keeping fit through exercise and road running. We look forward to seeing this sustainability professional learning, growing, and contributing as part of the GBCSA team.

Our recent AP Connect session hosted by Zutari was a relaxed opportunity for Accredited Professionals, EDGE Experts & Auditors, Architects and Engineers to catch up in person.

The event welcomed conversation about recent projects, creating a space for attendees to connect with one another over industry experiences, insights, and ideas. Georgina Smit, GBCSA CEO, provided an update on GBCSA’s new projects, and how the organisation is looking to the future, and how it plans to support growth in demand for green buildings. And, as the name says, it was a chance for green professionals to connect with each other, and the GBCSA.

With snacks, drinks, and a killer view, new connections were made, and old acquaintances were renewed. There are more AP Connect events planned for the future, and we look forward to welcoming more green professionals to these knowledge sharing and networking opportunities.

To drive positive impact on the African continent, we’ve got to embrace collaboration.

GBCSA firmly believes in the power of partnerships and collaboration. Together with the South African National Energy Development Institute (Sanedi.org), a delegation from the Energy Commission of Ghana was recently hosted in Cape Town. The visitors enjoyed an EPC Best Practice Study Tour focused on advancing Energy Performance Certificate implementation, strengthening policy development, and promoting sustainable buildings across Africa.

We also thank Manfred Braune from UCT for leading an insightful building tour at Hasso Plattner d-school Afrika at UCT (6 Star Green Star New Build & EPC certified) and sharing the magnificent view of Table Mountain.

Through knowledge sharing, innovation, and strategic partnerships, we continue building a more energy-efficient and resilient future for the continent.

Sustainable, affordable housing is possible!

This was the topic of discussion at the recent Reside Summit where Georgina Smit represented GBCSA as part of a stellar panel tackling a critically important subject. South Africa faces a significant housing backlog, alongside the growing reality that the residential sector must be poised to withstand future climate change. At GBCSA, we’ve already seen and certified thousands of EDGE residential units, showing that sustainable and affordable housing is possible.

If scale is correctly accelerated, we are able to unlock economic participation, deliver climate-resilient communities and create a scalable, investable asset class to transform cities. Green housing” does not have to be a premium concept — it practically translates into lower monthly utility bills, better indoor comfort, and improved quality of life for residents.

Through our certification tools — including EDGE, which is particularly relevant for this market — we look at quantifiable resource efficiencies. This ensures “green” is not subjective: it’s benchmarked, verified, and comparable. GBCSA is working to enable sustainable, affordable housing at larger scale now and into the future and continue to collaborate with public and private stakeholders to truly work together to positively transform the built environment.
