On Sept. 30, the Whitefish Pilot published a story on the new workforce rental units that will be available soon as part of a larger apartment complex at the 93/40 intersection. The response on the community’s social media pages was quite eye-opening. The most consistent theme: “You call those prices affordable!?!”

For those of us in the industry, “affordable” means something specific: no more than 30% of gross income going to rent and utilities. A 1-bedroom at $1,330 with utilities included is 30% of income for a single person earning about $53,000 a year. So technically, yes, affordable.

If we want cheap, we need different approaches because the formula isn’t going to get us there.

Twelve income-restricted apartments are expected in the first phase of Alpine 93/40 — a new development complex being built just south of Whitefish near the intersection of U.S. Highway 93 and Montana Highway 40.

Housing Whitefish will handle income screening and maintain the waitlist for the workforce rental units. The Whitefish Housing Authority will continue overseeing the deed restrictions and program compliance.

We are encouraging people to complete the pre-eligibility form as soon as they can so that when the units are available, they have already been income qualified.

Housing Whitefish is only doing the income verification, so we can’t guarantee that the property manager will approve the application as they might have other criteria that they make their final decision on.
