Concerned Citizens of Westampton We are the Concerned Citizens of Westampton Township, NJ. Our goal is to champion transparent and good governance and support same when experienced.

Concerned Citizens of Westampton is a broad-based, non-partisan organization that is dedicated to improving the quality of life for residents of Westampton Township, New Jersey. We want to facilitate discussion, create dialogue, and promote open and honest local government by the people and for the people. We’ll work to raise awareness of events, issues, and actions that have the potential to nega

tively impact our quality of life, and to also shine a light on potentially damaging or questionable ethical behavior by our local government as necessary. This Thanksgiving, as families, friends, and loved ones gather in gratitude, may we all celebrate the many blessings of our great Nation.
Thanksgiving is at the heart of America’s spirit of gratitude — of finding light in times of both joy and strife. The Pilgrims celebrated the first Thanksgiving to honor a successful harvest, made possible by the generosity and kindness of the Wampanoag people. On the way to Valley Forge, as General George Washington and his troops continued the fierce struggle for our Nation’s independence, they found a moment for Thanksgiving. And amid the fight to preserve our Union during the Civil War, President Abraham Lincoln established Thanksgiving as a national holiday, finding gratitude in the courage of the American people who sacrifice so much for our country.
We are a good Nation because we are a good people. The First Lady and I remain inspired by the everyday Americans who lift this country up and push us forward. Today, so many are among their family and friends, celebrating the love that binds them and creating new traditions that will carry on for generations. To anyone with an empty seat at the dinner table, grieving the loss of a loved one, the First Lady and I hold you in our hearts and prayers.
America is a Nation of promise and possibilities — and that is because, every day, ordinary Americans are doing extraordinary things. Our service members and veterans have given all, risked all, and dared all to keep our Nation free. NOTICE OF PUBLIC HEARING Notice is hereby provided that the Highview Commercial X5, LLC ("Applicant") has filed an application for development with the Westampton Land Development Board ("Board"). The subject property is identified as Block 807, Lot 1 (to become Block 808 Lot 1 after the dedication and relocation of Irick Road) on the Tax Map of the Township of Westampton, commonly known as 2035 Burlington-Mt. Holly Road ("Property"). The Property is currently adjacent to Irick Road. Irick Road is proposed to be relocated as a result of development approved in Burlington Township and previously approved for the Property. The relocation of Irick Road will effectively divide the Property with 2.748 acres north of Irick Road and 21.197 acres south of Irick Road. The Applicant is proposing to develop the 2.748 aces to be located on the north side of relocated Irick Road. The Property is located in the B1 Business Zoning District. In 2019, the Board granted Preliminary and Final Subdivision, Amended Preliminary Site Plan, and Final Site Plan Approval as to Phase 1 of the development of the Property to permit the construction of: (i) an eight pump gas station with 5,585 square-foot convenience store to be located on Lot "A" (Proposed Lot 808 Lot 1; the property that is subject to the current application); and (ii) a 3,000 square-foot bank, a 2,400 square foot fast food restaurant with drive-thru, and five retail buildings of various sizes totaling 94,500 square feet of retail space and 5,900 square feet of restaurant space to be located on the 21.197 acre remainder of Block 807 Lot 1. The Final Site Plan approval consisted of the convenience store, a Kiddie Academy day care center, a water treatment building, a water storage tank, and stormwater management. The Applicant is now seeking Amended Site Plan approval for Phase 1 of the project to eliminate the Kiddie Academy day care center, the water treatment center and the water storage tank that were approved in Phase 1. Phase 1 will now consist of only a 5,670 square foot convenience store with gas (QuickCheck) on the 2.748 acre parcel to become known as Block 808, Lot 1 (the "Project"). The Applicant will seek the following variances for the Project pursuant to N.J.S.A. 40:55D-70c (i) a variance to permit lot coverage of 65.5% where 60% is permitted; (ii) a variance to permit a trash enclosure within the side yard; (iii) a variance to permit two canopy signs where one is permitted; (iv) a variance to permit a freestanding sign of 20 feet where 15 feet is permitted; (v) a variance to permit one freestanding sign with an sign area of 100 square feet where 60 square feet is permitted; (vi) a variance to permit one freestanding sign with an sign area of 80 square feet where 60 square feet is permitted; and (vii) a variance to permit a façade sign with an area of 57.7 square feet where 40 square feet is permitted. The Applicant will request any and all other variances, deviations or waivers that the Board may deem necessary upon its review of the application. This application will be heard at the regular meeting of the Board on November 6, 2024 at 7:00 p.m. via ZOOM. TOWNSHIP OF WESTAMPTON LAND DEVELOPMENT BOARD NOTICE OF VIRTUAL PUBLIC HEARING PLEASE TAKE NOTICE that on November 6, 2024, at 7:00 PM, prevailing time, the Township of Westampton Land Development Board (the “Board”) shall hold a virtual public hearing to review and take action upon the application of Spark Car Wash LLC (“Applicant”) for preliminary and final major site plan approval, together with bulk variance and design waiver/exception relief (the “Application”), with respect to property having a street address of 75 Springside Road, in the Township of Westampton, County of Burlington, State of New Jersey, and being designated as Block 204, Lot 4 on the Tax Map of the Township of Westampton (the “Property”). PLEASE TAKE FURTHER NOTICE that Applicant, by way of the Application, proposes the construction of an approximately 3,574 square foot car wash, together with related site improvements, including, but not limited to, vacuums, parking spaces, landscaping, lighting, signage, and stormwater management infrastructure. From Code § 250-22R(1) to allow fewer loading spaces than required (1 required, 0 proposed); 14. From Code § 250-22Q(6)(b) to allow employee parking spaces that are not physically separated from nonemployee parking spaces where such separation is required; 15. From Code § 196-8B(3)(c)[1] to allow fewer trees in the front yard buffer module than required (21 canopy trees and 32 understory/evergreen trees required, 5 canopy trees and 5 understory/evergreen trees proposed); 16. From Code § 196-8B(3)(c)[2] to allow fewer shrubs in the screen planting module than required (105 required, 31 proposed); 17. From Code § 196-8A to allow less of a parking and loading area setback from buildings than required (12 feet required, 5.3 feet proposed); 18. From Code § 196-8B(1) to allow less of a nonresidential to nonresidential screen than required (20 feet required, 2.9 feet proposed); 19. From Code § 196-8D(9)(d) to allow a greater level of illumination along any property boundary line, other than at an entrance or driveway, than permitted (0.1 footcandle permitted, 1.1 footcandles proposed); 20. From Code § 250-22G to allow a greater average light intensity than permitted (0.5 footcandle permitted, 2.2 footcandles proposed); and 21. From Code § 250-25G(2) to allow less of a freestanding sign setback than required (10 feet required, 6 feet proposed). PLEASE TAKE FURTHER NOTICE that, in connection with the Application, Applicant also seeks any additional exceptions, waivers, design waivers, variances, interpretations, de minimis exceptions, modifications of conditions of prior approvals, continuation of any preexisting nonconforming conditions, and other approvals reflected on the filed plans (as same may be further amended or revised from time to time without further notice) as may be determined to be necessary during the review and processing of the Application by the Board and its professional staff.
