Through our on-site resident services coordinators at our 19 housing-based community centers throughout the country, we impact the lives of over 5,000 low- to moderate-income individuals annually. is an affiliate of the NHP Foundation (NHPF). NHPF is a national nonprofit organization dedicated to creating and preserving affordable multifamily rental housing for low- to moderate- income families and seniors. ✨ Meet the Team: Evan Eyo ✨
We are proud to introduce Evan Eyo, Assistant Vice President, Asset Manager at The NHP Foundation.

Evan joined NHPF in 2020 and brings over seven years of experience in asset management within multi-family housing. In his role, he oversees resident relocation efforts during LIHTC rehabilitation projects and works closely with third-party property managers to monitor the day-to-day operations of assets across the portfolio.

He also ensures compliance with local housing agencies and builds strong relationships with Tenant Associations, helping to develop thoughtful solutions to property needs and challenges.

Evan holds a Master of Professional Studies in Real Estate from Georgetown University and a Bachelor of Science in Finance from Penn State University.

Spring break brought more than fun to Curtis Cofield Estates II—it brought community to life. 🌸

Yesterday, residents came together for an afternoon filled with health, wellness, and connection. Children and families enjoyed outdoor activities like catch, bowling, bubbles, and sidewalk chalk before heading inside to build and paint banks while learning the value of saving money. The day wrapped up with games, laughter, and plenty of smiles.

With nearly 20 children and 5 parents/guardians participating, the strongest moment came when one child paused their game to help a neighbor with a disability carry trash to the dumpster. A simple act of kindness that reflected exactly what community is all about.

After the past year, seeing neighbors support one another, parents volunteer, and children lead with compassion was a reminder that we are moving forward! 🌷

✨ Resident Voices: Denise Laws ✨
At Operation Pathways, we love celebrating residents who are building stronger communities every day.
Denise Laws, a resident at Edwin Berry Manor Apartments since 2022, made a promise to herself to get out more and connect with her neighbors and she has truly followed through.
Once feeling shy and discouraged, Denise took a brave step by knocking on doors to encourage others to join community events. Her efforts paid off, bringing more residents together and creating a welcoming, connected environment.
Now, Denise regularly participates in monthly events, has won several raffles and incentives, and continues to be a bright light in her community.
Her journey is a powerful reminder of how one small step can create meaningful change. Thank you, Denise, for being such an inspiring and valued part of the community 💛

✨ Meet Camden Carpenter, Assistant Development Manager at . Camden joined NHPF in 2022 as an intern while pursuing her Masters of Real Estate Development at University of Maryland College Park before joining full-time upon graduation. She is actively working to deliver affordable multifamily units in the District of Columbia and Texas, as well as providing affordable homeownership opportunities in Virginia. Camden prides herself in leading stakeholder engagement through each project, as well as connecting with recent graduates through her alumni associations to help them explore the affordable housing industry.

✨ Resident Voices ✨
When Batu Kamara moved into St. Luke’s Plaza, she was focused on building a stable future for herself and her young child. That stability was disrupted when a devastating tornado struck Greater St. Louis in May 2025, leaving her without a home.

With support from Operation Pathways the American Red Cross, and the St. Louis Community Foundation, Batu was able to rebuild. From emergency shelter to rehousing, and now participating in financial stability programming and family centered coaching, her journey reflects resilience and growth.

Today, Batu is not just back in housing. She is building a stronger future.
Her story is a powerful reminder that housing is just the beginning. With the right support, residents can move forward with confidence.

✨ Strengthening Community Through Partnership
At Roundtree Residences in partnership with University, this collaboration continues to grow in meaningful ways.
Since 2019, students from American University’s College of Arts and Sciences Leadership and Ethical Development Program have worked alongside residents beginning at Columbia Heights Village, supporting community events, youth programming, and engagement efforts that bring people together and strengthen connections.
This year, that work has expanded to Roundtree Residences, with a focus on storytelling and intergenerational connection, creating space for residents to share their experiences while building relationships across generations.
Through Operation Pathways, we are proud to support initiatives that uplift resident voices while providing students with meaningful, real-world experience.
We are excited to share the results of this work in the coming months.

Resident Voices | Ennis Francis Apartments
At Operation Pathways, a subsidiary of The NHP Foundation, we believe strong communities are built by residents who show up for one another and lead with heart.
Meet Ruth Garcis-Batiz, a youth resident volunteer at Ennis Francis Apartments, whose compassion and dedication are strengthening her community every day.
From the moment Resident Services Coordinator Julia McCall met Ruth, it was clear she brought something special. With a genuine and uplifting presence, Ruth consistently showed up with ideas and a deep desire to make a difference. She didn’t just talk about change, she actively became part of it.
Through her work with Resident Services, Ruth has volunteered her time to accompany senior residents to appointments, provide Spanish translation support when needed, and assist in planning and executing community events. Her commitment has created meaningful connections and strengthened the sense of community at Ennis Francis.
Ruth’s actions reflect the mission of Operation Pathways, where Resident Services empower individuals to uplift their communities from within.
