(this is not a solicitation post). As we wrap up the year, we can look back on data from MLS to see all the closed homes within Hasentree. I am sharing with you a real estate market update with data from all closed sales Jan 1 2024 - today here in Hasentree. Some really interesting things to report. First, I want to point out the average days on market is really more like 36 because the new construction Ashton Woods homes do not reflect accurately. This skewed the reports. I also find it interesting that there is no real rhyme or reason to seasonality here. In other words, you'll notice sales don't seem to swing much based on spring/summer. February & July had the same number of closings. So if you are waiting for the spring to list your home, you may not see a benefit. Current interest rates continue to be a struggle amongst buyers and homes are sitting on the market longer than normal these days. With new construction coming to a completion this year and no remaining lots (well only a very few) the demand for resale is going to rise considerably next year. The current buyers demand for homes under $1.2 is much higher. However, Hasentree remains to be one of the most desirable neighborhoods in the triangle. There are a few very talented REALTORS that live in this neighborhood. There is no better person to sell your home than someone who is living the Hasentree lifestyle every day and can speak to all the amazing amenities and programs we have available.
