Smoothie King has signed a 10-year lease for a 1,200-square-foot space at 10120 U.S. 301, just south of Chick-fil-A near the Gibsonton Drive/Boyette Road intersection, according to Avison Young.

The site plan places the shop in a retail building between U.S. 301 and Quiet Valley Street, alongside spaces labeled Nail Salon and Brooks Vision.

No opening date was included in the announcement.

A preliminary plat proposes 262 single-family homes on approximately 190 acres south of Lithia Pinecrest Road, east of Boyette Road and north of Dorman Road.

The subdivision would be built in two phases:
โ€ข Phase 1: 146 homes
โ€ข Phase 2: 116 homes

Plans call for private internal roads, with Hillsborough County providing water and wastewater service. The offsite improvements exhibit also shows a planned roundabout on Lithia Pinecrest Road near the subdivisionโ€™s northeastern entrance.

Minimum lots would generally be 6,000 square feet, measuring at least 60 feet wide and 100 feet deep. Along the southern boundary, all lots must be at least 11,700 square feet, with minimum dimensions of 90 feet wide and 130 feet deep.

The plan requires a 20-foot buffer along the southern and eastern boundaries adjoining existing development, including evergreen trees and a 6-foot fence. New trees must be at least 10 feet tall when planted and spaced no more than 20 feet apart; qualifying existing vegetation may satisfy the tree requirement.

The HOA would maintain the buffer, which must be completed before any home in the applicable phase receives a certificate of occupancy.

Do you really know which County Commission district you live in?

Donโ€™t assume youโ€™re in Commissioner Millerโ€™s District 4. I bet a lot of you in District 3โ€”including neighborhoods around Big Bend Road and U.S. 301โ€”thought you were in District 4. Check the included maps.

And does the population balance still make sense?

The districts were redrawn in 2021 using April 2020 Census counts, before much of the pandemic-era housing boom. The equal-population target was roughly 365,000 residents per district.

With the extensive homebuilding in District 4 since then, how does its population compare with the other three? How much has District 3 grown, too? Residents deserve updated numbers.

When was the last time ๐˜๐Ž๐”๐‘ district commissioner โ€”or any countywide commissionerโ€”attended a meeting or community event in ๐˜๐Ž๐”๐‘ neighborhood?

Have you contacted them? Did they respond, follow through or help resolve the issue? If it remains unresolved, have they explained why?

Referendum No. 2 would replace todayโ€™s seven-member boardโ€”four district and three countywide commissionersโ€”with nine individual district commissioners.

Would smaller districts give your community better access and attention? Or does helping elect four commissioners give you more opportunities to get results?

๐Ÿšง Potential improvements to Williams Road, Mango Road and Taylor Road; a Sligh Avenue extension over I-75 connecting US 301 to Mango Road; and conceptual local connections within the Mango growth area. Designs and schedules remain undetermined.

No new road connections are shown in the McIntosh subarea, despite residentsโ€™ traffic and flooding concerns.

The study recommends infrastructure conditions before development proceeds. For roads, that means improvements being programmed in the countyโ€™s Capital Improvement Programโ€”not necessarily completed.

These are planning recommendations, not approved construction projects. Land-use changes would require separate amendments and public hearings.

The report follows a request from Hillsborough County Commissioner Christine Miller, District 4 to review the remaining balance, any restrictions and whether the funds could support the PRC.

HOPE supported affordable-housing construction, rehabilitation and preservation. Commissioners repealed its governing ordinance in June 2025, ending the dedicated annual funding requirement. Remaining funds stayed in the account, and staff say the unallocated balance may be assigned to another public purpose.
