Dear Neighbors,

Reminder that we have two exciting community events happening this Saturday, October 24th, and we’d love everyone’s help in making them a success!

Black Cat Run – Sat. Oct. 24th – 7:30 AM:
The Black Cat Run team will be setting up on Friday evening, October 23rd, to mark the course and prepare for Saturday morning. On race day, cones will be placed along Beaver Pond to mark the runners’ starting area while allowing traffic to continue through. Traffic will be stopped very briefly at the start of the race, no other road closures are expected.
The Black Cat Run team truly appreciates everyone’s help, cooperation, and understanding as they prepare for the event.

Scout Troop 665 Haunted Trail – Sat. Oct. 24th – Dusk:
Join us at Zeina Park at dusk for Scout Troop 665’s community Halloween tradition! The troop will start setting up on Saturday morning and has worked with the Black Cat Run team to ensure both events proceed smoothly without any conflicts.
Don't forget to bring a non-perishable food item to assist Troop 665 in helping our local community while experiencing some thrills along their haunted trail.

Dear Neighbors,

We would like to update you regarding one of the original rocking horses in Zeina Park. Unfortunately, the spring has broken, making the equipment unsafe for use.

We thank Tom for notifying us about this issue; the horse and its spring have been safely removed from the park. The Board is currently looking into replacement options, likely for both rocking horses, and we will provide updates as we have more information.

Thank you for your understanding as we strive to maintain a safe and enjoyable community park for everyone.

Please be advised that the Hillsborough County Capitol Programs Department will be working in our community within the next two weeks to replace select sidewalk panels.
Please note the following important details:
_Affected Sidewalks:_
Only homeowners who received a flyer placed on their front door by the County notifying them of the upcoming work should expect sidewalk repairs or replacement in front of their homes.
_Lake Michaela Sidewalks:_
In addition to the previously identified locations, some sidewalk panels around Lake Michaela may also be scheduled for replacement.
_County Ownership: _
As a reminder, all streets within our community and the sidewalks bordering them, including those around Lake Michaela, are owned by Hillsborough County and fall under the County’s jurisdiction for maintenance.
_Work Schedule: _
All work will take place Monday through Friday, between 9:00 AM and 5:00 PM, weather permitting.
_Construction Noise and Equipment: _
The work will involve heavy equipment and generate normal construction noise.
_Parking and Personal Property: _
All personal property, including parked vehicles, must be removed from the rights-of-way and roadways in affected areas during work hours.
_Traffic Impacts:_
Traffic flow may be temporarily impacted during construction. Please observe all posted signs and follow the directions of flagmen to ensure everyone's safety.
_Children and Pets: _
For safety reasons, please keep all children and pets away from construction areas and equipment.
_Sprinkler Systems: _
The county asks that the use of sprinkler systems in the impacted areas be limited as the surface must be dry to complete the project.
_Irrigation and Sod Repairs: _
Irrigation systems impacted during construction will be repaired by the county. Damaged sod will be replaced by the county at the completion of work.
We appreciate everyone's patience and cooperation while Hillsborough County completes these sidewalk improvements. Please take the necessary precautions to keep your property clear and your family and pets safely away from active work areas. Board Update On New Cameras
After much research and discussion, the board approved the purchase of new cameras for the community during the July 14, 2026 board meeting. It is important to clarify that this system is not a Flock camera system, nor will it be monitored by any outside agency. Recorded video will be stored locally and will not be actively monitored. Before the system is fully up and running, the board will establish a standard protocol to determine when recorded video may be accessed.

The board would like to inform the community about upcoming tree maintenance at Zeina Park.

During the board meeting on September 8th, 2026, the HOA Board reviewed estimates and selected a vendor to perform tree work in Zeina Park. This work will involve removing a fallen branch along Bloomingdale and fix where it broke off from the trunk. The vendor will also carry out similar maintenance on other oak trees in the park that have broken, fallen, or dead hanging branches.
