📢 HOA Property Maintenance Reminder

This is a friendly reminder to all homeowners that any repairs or maintenance items identified during the previous HOA property inspections must be completed no later than August 8, 2026.

The Board has already provided more than the original 30-day correction period, along with additional time, to allow homeowners to address these issues.

To provide one final opportunity for compliance, the Board is allowing an additional 14 days from today's date to complete any remaining repairs.

Please be advised that failure to correct outstanding violations by the deadline may result in fines and other enforcement actions as provided by the Association's governing documents.

We appreciate everyone's cooperation in helping maintain the appearance, safety, and property values of our community. If you have questions or believe your property has been marked in error, please contact the HOA as soon as possible.

Neighborhood Reminder

We'd like to remind everyone who operates dirt bikes, side-by-sides, ATVs, or other off-road vehicles in our neighborhood to do so responsibly.

Please observe all applicable traffic laws, follow the posted speed limits, and be considerate of your neighbors' right to the quiet enjoyment of their homes. Excessive speed, reckless driving, and unnecessary noise can create safety concerns and disturb others in the community.

We appreciate everyone's cooperation in helping keep our neighborhood safe, respectful, and enjoyable for all residents. Thank you for doing your part! Next course of action would be letters/grievances from the HOA or possible police involvement.

A big thank you to our Cottonwood POA board members, former board members, volunteers, and neighborhood residents who came out today ready to work!

With shovels, wheelbarrows, tractors, front-end loaders, and plenty of hard work, this group spread 10 yards of mulch and completely refreshed the playground landscaping.

The results speak for themselves. The playground is ready for the yougin's

Thank you to everyone who gave their time, brought equipment, and worked alongside one another to make this project a success. Community involvement like this is what makes Cottonwood such a great place to live. We appreciate all of you!

The playground is getting some fresh Playground Rated Cypress Mulch. If you have a shovel or a rake and would like to help spread some mulch, come join us 6:30pm until!

📢 Community Notice

A neighborhood ride around will be conducted the weekend of June 20th to review the overall appearance and maintenance of properties throughout the community.

Examples of items that will be observed include:

• Overgrown shrubs and landscaping
• Peeling, faded, or deteriorated exterior paint
• Damaged or poorly maintained fences
• Trash, debris, or other items stored in yards

Residents are encouraged to address any maintenance concerns prior to the inspection. Thank you for helping keep our community clean, attractive, and well maintained.
