Over 70% of residential buildings in Utica were built before 1960, and in high-risk neighborhoods, 5% to 8%+ of screened young children test positive for elevated blood lead levels—over three times the statewide average outside NYC.
Passing a local Good Cause Eviction law is a vital public health measure.
What is Good Cause? It is a local law requiring landlords to have a legitimate business or behavioral reason (like non-payment or lease violations) to end a tenancy, while guaranteeing tenants who pay their rent and follow the rules the right to renew their lease.
Right now, many families hesitate to report peeling lead paint, broken boilers, or water leaks because an arbitrary 30-day notice can displace them. Good Cause gives renters the legal protection to work with Utica Codes to fix hazards, while fully preserving a landlord’s right to evict for non-payment or property damage.

Why Good Cause in Utica Works for Everyone

Housing stability isn’t just a tenant issue—it’s a community issue.

A local “Good Cause” eviction law creates clear, fair ground rules for both sides of the rental market:

🔹 For Tenants:
Protection from sudden 30-day “no-fault” evictions.
Safeguards against predatory rent spikes designed to force people out.
The security to report lead paint, heating issues, and code violations without fear of retaliation.

🔹 For Responsible Landlords:
Retain the full legal right to evict for non-payment, lease violations, property damage, or nuisance behavior.
Freedom to reclaim apartments for personal or family use.
Lower vacancy rates and reduced unit turnover costs (which average $2,500–$5,000 per turnover).
A level playing field against out-of-town corporate speculators.

The Tenant Union is a safe, powerful space for tenants across the greater Utica area to advocate for their rights, fight to pass Good Cause Eviction, and collectively improve local housing conditions. We are stronger together! 💪🏠

Utica, the countdown is on! This Friday, we are joining the national “No Work, No School, No Shopping” pledge to show that when we unite, we win. While corporations take more, we are standing together for our neighbors.
This isn’t just a meeting—it’s a celebration of community unity! Come out for a night of high-energy music, dance, and grassroots art. Plus, we are providing FREE food and clothing for those in our community who are not so fortunate. 🥘👕
What’s Happening?
• Music & Dance: Featuring Carson Murphy, Cassandra Harris Lockwood, Bob Heins, Paul Whitney, Utica Royalties Dance Group, and J Easy! 🎶

Join UNITE (Utica Neighbors Igniting Tenant Empowerment) this Tuesday for our April City-Wide Meeting! We aren’t just talking about the problems; we are bringing in the experts to help you solve them.
⚖️ FEATURING: A guest lawyer will be speaking specifically on how to get repairs done. Learn your legal rights, how to document issues, and how to force landlords to meet Housing Quality Standards.

Seeking Volunteers for Utica 2026 May Day Solidarity Supper/Teach-In Utica! 🚩✨
We are looking for volunteers - musicians, singers, and dancers, people with sound equipment, artists, speakers, registration table, guerrilla theatre actors, set up, clean up, and food crews, outreach and advertising, etc.

is more than just a date on the calendar—it is a global celebration of working people and immigrants. It carries a dual legacy: the ancient tradition of welcoming spring and the powerful history of the International Workers’ Day movement born right here in the U.S. during the fight for the 8-hour workday.

Citizen Action of New York has a proud history of hosting May Day events in Utica, and this year, we are bringing that energy back! We are looking for community members and advocates to help us plan:

🥘 Solidarity Supper: Sharing a meal to strengthen our community bonds.

Teach-In: Exploring our local labor and immigrant history and the power of collective action to fight against racism, authoritarianism. Inequality, and bigotry.
Whether you’ve helped us in the past or this is your first time getting involved, your help is needed. Let’s make May Day 2026 a moment of true solidarity for all workers and neighbors in .
