Ma*****na Dispensary Store Next Door to Homeless Shelter

Dear Neighbor,
As if Broadway doesn’t have enough problems, the New York State Cannabis Control Board has approved a provisional license for a ma*****na dispensary store, Erudito Herbals LLC, located at 6677 Broadway. This location is right next door to the homeless shelter for 140 men scheduled to open at 6661 Broadway in 2025.

As was discussed at the CB 8 September Public Safety committee meeting, the applicant will initially use the space to store and ship ma*****na product while a legal injunction is in place that prevents new dispensaries from opening in New York.

Once that injunction is lifted the store will transition to a retail store.

At some point in this process, the applicant will submit an application to Bronx Community Board 8 and attend a public meeting of the Board’s Public Safety committee, where there may be a vote. The role of the community board is advisory. No meeting date has been set.

LOCATION, LOCATION, LOCATION

We all know that recreational ma*****na has been legalized in New York since 2021. Illegal shops have sprouted like weeds, (and should be shut down).

But should the state’s first ma*****na dispensary in Community Board 8 be located across from Van Cortlandt Park where children play and next door to a men’s homeless shelter?

Whatever your opinion, it is important to share your comments with our elected officials and Community Board 8.

Attention All, for anyone who can make it, Assemblyman Jeff Dinowitz and Councilman Eric Dinowitz are holding a press conference in opposition to the 130 men congregate shelter plan on:

Date: Tuesday, July 12
Time: 10:00 am
Place: 6661 Broadway and 262nd Street

A joint letter from them is going to the Department of Investigation, DHS, and other officials regarding new information because we all have questions about whether these new developments below pass the smell test.

Fact: We have learned that on May 31st 2022, 6661 BROADWAY INVESTORS LLC was incorporated in NYS as a DOMESTIC LIMITED LIABILITY COMPANY.

Fact: The CEO of 6661 BROADWAY INVESTORS name is listed as Mark Gold.
You may recall that the builder that AAPCI, the shelter provider, was working with was Court Square Real Estate Partners, and the same Mark Gold is also principal in that firm.

Fact: We know that the contract between AAPCI and DHS has not moved to the Comptroller’s office for approval or disapproval.

Fact: Obviously 6661 BROADWAY INVESTORS LLC is how whatever is being built will be financed and constructed.

Fact: The sale is going through. The merchants have been told that they must vacate by December 31 because the building will be demolished.

We do not understand if and how this change in financial structure is connected to AAPCI, the role of DHS, or if the publicly presented plan’s financials can be altered in this way.

Rep. Jamaal Bowman and state Sen. Alessandra Biaggi are just that: representatives. Their job is not to “school” their constituents on moral obligation, social contract, or the talking points of the progressive wing of the Democratic Party. Or to invent some vague concept of our community’s values.

Their job is to represent our constituents. Right now, some of their constituents are legitimately concerned about the effects of the city’s plan for a homeless shelter in North Riverdale. I urge them to listen to and accept their constituents, and to produce the “facts” in their claims for a dearth of ill effects of homeless shelters on their respective locations.

Enough of the Same Same solution and business model that doesn’t work from the homeless people, the communities, giving our tax money away for corrupted organizations so they can get richer...

Many people have shown up to the Mayor's Office of Contracting Services public hearing this past Tuesday to testify and express their concerns about the proposed plan to open a 130 Single Men's Homeless Shelter on 262nd Street and Broadway.
Since the contract is still in review, we have a limited amount of time to act and make sure that our voices are heard! Please make an effort to send your testimony and concern to MOCS, DHS, and the Comptroller's office, urging that this contract not be registered.

As residents of this community and NYC, we must ask, Why is the city and the DSS trying to approve multiple shelters all at the same time, 41 days before our new mayor will take office on Jan. 1

Unfortunately, we are not the only community that needs to fight this. See below news coverage about what's happening in Sunset Park, Brooklyn, and how they fighting it.

Nothing, not one thing, can be built on Broadway north of Mosholu Avenue until the sewer infrastructure on Broadway — from the Caryl Avenue city line with Yonkers, all the way down the hill to Mosholu — is brought into the 21st century.

I recently gave testimony to Community Board 8’s land use committee describing the explosive sewer overflow problems experienced by all the apartment buildings at the bottom of the Broadway hill, from West 260th Street south to Mosholu, whenever there is a torrential downpour.
