The Pima County Planning Commission approved the boundaries for the Tanque Verde Valley Special Area Policy this week, on August 26, 2026.

A couple of clarifications:

The approved boundary includes the Notch and the surrounding western areas.

It excludes the southwestern areas that were annexed by the City of Tucson.

We'll keep you posted as next steps come together. Questions? Drop them in the comments.

📣As promised, we’re providing an update on our activities regarding the Special Area Policy. TVVA Board members met with Pima County management on Monday, August 17th, to discuss the staff-recommended boundary map and how it relates to the Tanque Verde Valley Special Area Policy.

TVVA acknowledged Pima County’s participation in the emergency SAP meeting on August 4, where County representatives were present, heard participants’ questions and concerns, and responded directly to the community. Pima County management expressed appreciation for the respectful and constructive dialogue that took place during that meeting and for TVVA’s continued engagement with the community.

During our meeting, TVVA shared additional input and feedback from the community, with a primary concern being the exclusion of ~50% of the Valley, particularly areas to the west and south, from the originally proposed boundary. The community emphasized the importance of recognizing Tanque Verde Valley as a geographically and culturally cohesive area, extending west to Sabino Creek rather than ending at Melpomene, and south to Broadway Road, including the “Notch.” TVVA underscored the importance of preserving the Valley’s unique character, identity, and sense of place. Key considerations included:
-Respect for the distinct geographical areas that make up the Tanque Verde Valley.
-Preservation of our strong community identity and sense of place.
-Recognition of the Valley’s longstanding equine, ranching, and farming community.
-Protection and appreciation of the area’s spectacular and highly characteristics, which are truly one-of-a-kind.

Pima County is reconsidering the information and community feedback presented by TVVA. Planning and Development management is expected to prepare a modified boundary recommendation for consideration by the Planning Commission. As soon as TVVA receives it, we will issue an update via email and the website.

Pima County Planning Commission Meeting
The Planning Commission meeting remains scheduled for:

Pima County is proposing to reduce the Tanque Verde Valley Special Area Policy boundary by approximately **50–60%**.

We are asking Pima County to retain the **full proposed boundary** so the Valley’s semi-rural character, open space, wildlife habitat, ranching, equestrian activities, and scenic resources continue to be considered in future land-use decisions.

SPECIAL ANNOUNCEMENT

Dear TVVA Members,

The future of the Tanque Verde Valley is at an important crossroads - and your voice is needed now.

Earlier this year, TVVA submitted a Special Area Policy (SAP) to Pima County after receiving unanimous support from our members. Our goal was simple: create a policy that helps preserve the rural character of the Tanque Verde Valley while giving our community a stronger voice in future land use decisions.

Pima County has now released its recommendation.

While County staff supports moving forward with a Special Area Policy, they have also recommended significantly reducing the proposed boundary—removing a substantial portion of the area included in TVVA’s Original Proposal.

The decisions made over the next several weeks could determine how much of our community is represented by the policy and how effectively it protects the character of the Tanque Verde Valley for years to come.

Before TVVA responds to the County, the Board wants to hear directly from the members who made this effort possible.

Join Us
DATE: Tuesday August 4
TIME: 6PM (required sign in starts at 5:30)
PLACE: Tanque Verde High School
4201 N Melpomene Way
in the Multi Purpose Room (MPR)

During the meeting we'll discuss:

-What a Special Area Policy actually is
-TVVA's original proposal
-What the County recommended
-What this could mean for our community
-The possible paths forward
-Your questions and feedback

If you care about preserving the rural character of the Tanque Verde Valley, this is an important meeting to attend. We encourage you to invite your neighbors and anyone with an interest in our community’s future.

If you can't attend, please visit TVVA.org for news updates.

We hope to see you there.

📢 Support the Solana Guest Ranch Appeal 📢

If you support a fair and consistent application of the Pima County Zoning Code, you can add your name to a community statement asking the Pima County Board of Adjustment to carefully review the continued Guest Ranch designation for the Solana Guest Ranch.

The statement asks the Board to evaluate the historical record and, if the evidence shows the nonconforming Guest Ranch use was discontinued for the period specified in the Code, to grant the appeal and determine that the designation has lapsed.

Consistent enforcement of the zoning code protects the rights of all property owners, preserves public confidence in the land use process, and helps maintain the rural character and quality of life in our community.

✍️Want to sign? Kristina will have copies of the statement available THIS SUNDAY 7/12 from 12:00 p.m. to 2:00 p.m.
📍2130 N Kimberlee Rd.
