HOAs and COAs were created to assist, support and protect Home and Condo Owners. Yet, neither the statutes or laws do that. Instead, they assist and protect HOA Boards, Developers and Property Management Companies.

There are two basic types of HOAs/COAs. The ones that are for "condos" and the ones for "single detached homes".

The difference between the tow is that with the "condos" the association usually assumes the cost of all/most of the exterior maintenance (roof, siding, paint, cleanup, common areas, etc.) with significant costs and more chance of money "disappearing".

With the "single homes" associations, they only share the costs of common areas and possibly lawn maintenance, at small annual cost.

This is why you don't usually hear about problems with "single homes" associations, however, the "condo" associations are usually a "MESS"! Where there is opportunity, there is mismanagement and corruption!

All you need to know about BCID and why it is not a sound and effective solution to the infrastructure issue in Baymeadows.

1. Property taxes are already paid and earmarked for infrastructure
2. Millage rate unreasonable
3. Not all roads in area included
4. Board members have not been elected
5. We don't need another tax authority to duplicate resources COJ already has and result in higher costs
6. Plans are archaic and not definite
7. Expenditures for management and professional services keep piling up
