Another foundation job has started on Lymans.
The foundation company trailer is parked on Wheelers in the Oval area. We may have him move it to the clubhouse area - depending on scheduled parties there.

HELP🫴

A New resident wants to replace her storm door. Home Depot guy wouldnt do it afraid he would damage her trim. Can anyone recommend a person/company to take that on.

Also, any recommendations for a fireplace maintenance guy.

A few of us met with a top City Official this morning. We showed him the source of flooding behind Thatchers.

The CHANNELS that are decaying in spots and bowing out in others.

The major SINKHOLES by the pond

FOUNDATION issues near the pond.

He said the City just adjusted the pond behind the Post Office to hold more water - which will mean less our way. The Post Office pond is connected to our creek.

He is also considering work behind Thatchers to help prevent flooding in that area. That is good news.

We are trying to make the case to the City that they should give us considerable help with these issues. BECAUSE MUCH OF THE WATER RUNNING THRU AND ENTERING OUR POND IS FROM OUTSIDE OUR DEVELOPMENT. IT HAS CAUSED EXTENSIVE DAMAGE - DECAYING THE WOOD WALLS, WEAKENING OUR HILLSIDE - LEADING TO FOUNDATION ISSUES , CAUSING MAJOR SINKHOLES, ETC.

OUR POND IS PART OF A REGIONAL SYSTEM AND WE SHOULD HAVE HELP MAINTAINING IT.

HELP : We need evidence of the water flooding over the pond the past 30 years. If anyone has pics of that please send to me.

I talked to a lawyer Tuesday. He said our case is legit. He said first we need to get the residents behind the cause of getting help.

Updates from our meeting today.

We are working together with APM to make the system more efficient. So work gets done quicker and less fall thru the cracks. APM gets work requests by phone, mail, and thru FRONTSTEPS online. One way you can help is to submit your requests on FRONTSTEPS. This creates immediate documentation in their system. Their goal is to act on it within 48 hrs. You can follow the progress of your order on Frontsteps. From someone not good with computers - its easier than you think. You get comfortable with it Quickly !

Our lawyers are looking into- right now - illegal renters and ways to get financial help for our CHANNELS.

Another Foundation contractor was hired and has been to 2 units to assess. They will be at 2 others soon.

The cost for foundation repair is coming in higher than expected. It may limit any cement work.

Had a discussion about how best to handle our gutters. Overflow is a problem. We didn't come to a conclusion but looking for a better way.

As stated recently, tree work is approved. We are just waiting on the very busy company.

IF THEY CUT TOMORROW - It will be FRONT ONLY.
Any more rain will mean NO CUT !

The Board approved TREE TRIMMING awhile ago. The contractor is slammed with work but we are hoping to see his guys soon!

We have completed 2 major foundation repairs. The total cost - $34,000. INFLATION IS REAL IN THE CONSTRUCTION INDUSTRY 😱.
There are still 4 more jobs waiting. This limits what else we can do. We have contacted other companies to speed up the process.
At our next meeting the Board will discuss how much we can spend in other areas including CEMENT WORK, POND MAINTENANCE, SINKHOLE REPAIR, WATER CHANNEL REPAIR, etc.

Besides the FOUNDATION WORK the WHOLE POND SYSTEM has been a major drain on our finances since Settlers opened. RETAINING WALLS, SINKHOLE REPAIRS, FOUNDATION REPAIRS, ENGINEERING REPORTS, RAILROAD TIE REPLACEMENT, LEGAL FEES, ETC are all the inevitable result of a poorly designed system. Many of you aren't aware. You all pay your fees fees and wonder where the money goes. Ive spent a large amount of time looking into this and very large chunk of our money has gone into issues related to that pond system. Makes me angry and I hope many of you are too. Hope you join me soon in responding to this.

An expert that warned us of problems with our channels in and out of the pond is coming to our meeting TUESDAY. Ill report to you Wednesday. ✌️

There is a lawn on Settlers - west side - directly across from Lymans - that was sprayed today.
I put a sign on a shepherd's hook warning to keep pets off.

Had to leave - so hoping the sign is still up and you keep your pets safe
