Attention All Residents
In regards to the Speed Bump issue, the HOA does not have the funds to fix them at this time. Monthly budgeted expenses must be paid first, And right now more expenses are coming in then money coming in. And that's due to extremely bad winter season, and over spending on speed bumps that are NOT a requirement of the HOA. What's meant by that is the Speed Bumps are an added benefit not something that the HOA has to put in. Plus when it was decided to put them in the contractor was hired to do the job but then board members the same ones handing out the flyers to you told the contractor they were too low to make them higher causing the bill to go higher. Now that they are higher, everyone is now complaining they are too high. The HOA does not have the funds to spend on lowering speed bumps, they will be painted. The speed bumps slow cars down and it's safer for the children. The signs are posted 5mph for the Loop. In addition to the bad winter season, extra expense of speed bumps, higher cost of living, increase in contractor costs, there are also homeowners who do not pay their monthly fees on time. Monthly HOA Fees are Mandatory.
It is unfortunate that due to these circumstances it is likely that monthly HOA fees will be increased starting January 2027 and possibly an assessment to help with all the budget expenses.
Here is a list of budgeted expenses that the HOA is required to pay:
Utilities, snow removal (seasonal), landscaping (seasonal), management, income taxes/account, legal fees, insurance, bank fees, postage fees, copying fees, sewer and repairs, cleaning, electrical, paving expenses, supplies, lighting. And $75/$45 does not cover all these. Especially when not all homeowners pay their fees. So now you all have a much better understanding the situation the HOA is in.
