I have posted information over the last several days. If you’re annoyed, frustrated, or generally not happy, please attend a meeting of your sub-association. They are held via zoom so you do not even have to leave your home. No, I do not track the meeting schedule of all 8 sub-associstions. Master meeting are normally held the 3rd Tuesday of each month. Park Ridge Masters HOA does NOT take care of issues within the sub-associations. This includes the Townes, Gates, Greens, Manors, Courts, Cresent/Woods, Vistas and Colonies. When you pay your dues, a portion goes to the Masters and the rest belongs to the sub-association. Each sub-association has their own board and budget. They can also have a different Management Company than the Masters (two sub-associations use a different company). Park Ridge Masters HOA does NOT control snow/ice removal within any of the sub-associations. I try to post if I have info available. What many people forget is the H in HOA stands for Homeowner. Many of the sub-associations have a small number on the board. I am a member of the Courts HOA board, there are 2 of us. When we have board meeting, the occasional homeowner shows up. You can complain, “There must be accountability” and while I do not disagree, that also means, as a Homeowner, you can step up to join the Board of sub-association.

Crescents HOA: Email update from Landmarc: Special Equipment has been authorized to clear the ice on the streets, they will be using this equipment to break up the ice, salt, and continue plowing this evening (Wednesday) and tomorrow (Thursday) morning. The Cresents HOA Board is aware of the problem and are in constant contact with Paige at Landmarc to work a solution.

Info about dues! (Several people have complained we do nothing!)

If you live in Park Ridge (with the exception of homes on Flatford) you belong to two HOAs. Park Ridge Masters HOA and your sub association (Gates, Greens, Townes, Manors, Courts, Crescent Woods, Vistas and Colonies). This is the system set up by the developer when Park Ridge was first established. Sub association with private streets have higher dues than the other associations. Main reason is street maintenance that includes repaving and snow removal. They have to build reserve funds over several years to repave streets which is very expensive.

Park Ridge Masters HOA is responsible for areas outside of the sub associations. This includes Trash services, walking paths on Parkway Blvd and North Hampton (includes lights on the paths), pool, soccer field, storm water management ponds and administrative costs running an association with 1,176 homes.

Every year you receive a copy of the Park Ridge Masters Budget and your sub association budget. The biggest ticket item in the Park Ridge Masters Budget is Contracted Services at over 55% of the budget. This includes Trash Services, Ground Maintenance and Storm Water Management. We have many of the same responsibilities of a small town. We also have to build reserve funds because we cannot borrow money for big ticket items (We can borrow money if 75% of homeowners agree, imagine that vote!). For many years we have been building the reserve fund to replace the outdated pool.

Board Members are all volunteers, and you are always welcome to become a member of the board or attend meetings to ask questions.

With the budget info, you should also have a copy of the meeting schedule. If you cannot find it the info is on Vanica and you can always email Paige at [email protected] Exception for this are the Greens and Colonies, I believe they use a different Management Company.

As previously posted, this has been a difficult storm. If you have private streets that have not cleared with at least one pass, your board has been in contact with Landmarc. If you have state-maintained roads and have not had a pass to clear roads, that is VDOT responsibility. I know they are out working but am not aware of their schedule.

The HOA does not control the weather! We do not control VDOT! Private contractors who were hired to clear private streets were commandeered by VDOT and are now behind in their contract work. I've been in constant contact with Landmarc and many HOAs are having the same problems. I am the President and my street is still a sheet of ice. You can fire me, but since I'm a volunteer, I do not really care.

Edit: CSS is currently in the Courts area, hopefully they have trucks in other areas.

Landmarc sent the community an email regarding the status of plowing. Many, including me, will say non-status of plowing. Hopefully we will see something happen today. Please refer to previous posts about private streets snd state-maintained roads.

Edit: According to Landmarc, the contractor has not cleared any areas in Park Ridge. This includes the Courts, Townes and Cresents. If your streets are state maintained, you are under VDOT. The Greens have a different management company. State maintained roads include the Colonies, Vistas, Manors and Gates.

Courts HOA ... the contractor for the Courts came through last night to do a pass, but missed Ashley Ct, which is why it is still a sheet of ice. I have been in contact with Landmarc several times today. The last response from CSS (Contractor):

They are doing everything that they can. Crews are getting ready to go out and spread salt. CCS and VDOT (and many other vendors) were unable to spread salt last night since due to the salt in trucks freezing. This is the consequence of the cold temperature. Clean up WILL take longer than just a snow storm would. Communities will need to be patient and know it is not just them. The vendors are doing everything they can (this includes VDOT).

Our management company, Landmarc, uses email to update and send out info for the community. We had a storm and the streets are a mess. State maintained roads are controlled by VDOT. Parkway Blvd is state maintained and I've heard they have not done a great job and have also left snow at the entrance to streets. Private streets hire a contractor to plow, but the private contractor is behind. I've emailed Paige and private contractors are doing their best to clear areas. My street has not been cleared. Is it frustrating? Yes it is. We do our best to prepare, but we currently have issues beyond our control.

What is going on at the pool? Yes, we are putting in a new pool! It has been a long journey to get to this point! The current pool is over 30 years old and new pool will be wider and longer with a "beach access" area. This past year, we did update the bathrooms!

Did we look at putting in a club house? Yes, we did look at that option, but it was cost prohibited at double the cost of the current project. We have been setting aside money in the reserve funds specifically for a new pool, without dramatically raising dues. Also, we would have to start using pool reserves for repairs and updates and did not want to spend money on the old pool.

I do not follow other social media platforms so tell your neighbors!

Halloween 🎃 2025 Info!! Park Ridge will celebrate Halloween on Fri, Oct 31. Hours generally run from 5:30 pm - 8 pm (or till you run out of candy). If you are participating, please leave your outside light on. If you are not participating, please turn your outside light off.
