4519 Idaho is a 1909 single-family home in Dutchtown near Virginia Ave. After a 2009 foreclosure, it slid into vacancy, and by summer 2020 neighbors were calling the Citizens’ Service Bureau about weeds, rodents, debris, and a building that needed boarding up after a fire. At one point, they received eight reports in just eight weeks.
Those calls built the record. In 2023, Dutchtown Main Streets and Legal Services of Eastern Missouri filed a nuisance lawsuit. The owner hired an attorney to defend the case but committed to rehabbing and selling the house. Permits were pulled, the work got done, and this fall the owner applied for an occupancy permit. Now it’s listed and ready for a family to put down roots!
The honest and hard truth: this rehab took about three years from filing the lawsuit and six years from the first board-up call. Lawsuits work, but they’re slow. That's why getting started with filing CSB reports is so critical! We don't promise instant results, but we do promise to do the hard work it takes to get results.
