Imagine only receiving 31% of your paycheck after waiting a year to be paid.

Not imagine what kind of strain that would put on your budget for the remainder of the year.

9 of the WORST 10 Communities for percentage of property tax dollars received after 30 days are in the Southern Suburbs of Chicago.

It should come as no surprise that 4 of the top 5 also happen to have 4 of the top 5 highest property tax rates in the State of Illinois.

Ford Heights is short $3.01 MILLION.

Robbins is short $4 MILLION.

Harvey is short $27.63 MILLION.

Phoenix is short $1.52 MILLION.

Riverdale is short $9.74 MILLION.

Most people don't quite understand how this works, but when everyone in the community doesn't pay their property taxes, that results in the taxing bodies who were shorted those millions having to INCREASE THEIR LEVIES to attempt to collect that lost revenue from the previous year.

INCREASED LEVIES TRANSLATE TO INCREASED PROPERTY TAX RATES, and INCREASED PROPERTY TAX RATES EQUAL INCREASED PROPERTY TAX BILLS NEXT YEAR AND THE YEAR AFTER THAT AND FOREVER AND A DAY AFTER THAT!!!!

So many of us were outraged when we received the Second Installment property tax bill in July of this year, but now some THREE MONTHS LATER many people are right back to being accepting and disengaged with the political process, WHICH IS WHY THIS KEEPS HAPPENING TO US!!!

Please don't just survive until next July and then get outraged again!

Please actually DO SOMETHING!!!

DID YOU KNOW THAT WHEN YOU WIN A PROPERTY TAX APPEAL, YOU CAUSE EVERYONE ELSE'S PROPERTY TAX BILL TO INCREASE?

It is property tax appeal season for the Southern Suburbs of Chicago, and many people are clamoring to "appeal their taxes". However, what few people understand is that when one person "decreases" her or his property tax liability, it causes for everyone else in that taxing district to pay a HIGHER PROPERTY TAX BILL the following year, and here's why.

As you can see from the photo attached, this property is responsible for contributing to exactly 14 different TAXING BODIES. It's responsibility was $13,878.51. In the event that this property owner APPEALS the assessed value, and wins a reduction to that assessed value, it will then REDUCE the amount of property taxes this property owner will have to pay on next year. Let's just say the appeal is quite favorable and the tax liability is reduced for this property owner to $12,000.00 EVEN. Well, that difference of $1,878.51 STILL HAS TO BE MADE UP by someone, and the only other people who can make it up are in this same community.

Now imagine if EVERYONE in the community won an appeal and had their tax liability reduced by an average of $1,000.00 per property. Well, that would mean that anywhere from $1 TO $2 MILLION would be missing from the 14 different taxing bodies which STILL HAVE TO RUN THEIR AGENCIES in order for the community to function. As a result of that deficit, each of those taxing bodies will then vote to RAISE THEIR LEVY (which is how the taxing bodies GET MORE MONEY WHEN THERE'S A DEFICIT) which will then result in a HIGHER PROPERTY TAX RATE for EVERYONE, which will then erase the reduction obtained by the lower assessed valuation for that property (aka the reward of the Appeal).

Our property tax system is the QUINTESSENTIAL BALLOON GAME which is played throughout our economic system. However, what most people don't know and understand is WHY that is. This is why every FIRST AND THIRD WEDNESDAY AT 7PM ON ZOOM we host a Flat Property Tax Initiative call. Now, I also want to stress that I strongly recommend and encourage people to STILL APPEAL, as the key to this life is self-preservation and survival, but, I also want everyone to be EDUCATED ABOUT HOW THIS IS A BAND-AID SOLUTION PER PROPERTY OWNER and WE HAVE TO GET EDUCATED AND MOBILIZE ON A GRAND SCALE in order to bring about the true change we need!

This information comes DIRECTLY from the Cook County Clerk's annual Tax Rate Extension Report which is FREE AND OPEN TO THE PUBLIC (but so few people ever read it). Anywhere that POOR PEOPLE are located, their PROPERTY TAX RATES WILL BE HIGH while their PUBLIC SCHOOL EDUCATION SYSTEM WILL BE FINANCED EXTREMLY INSUFFICIENTLY.

THIS INFORMATION IS PUBLIC FOR EVERYONE (ALL DATA OBTAINED ONLINE FROM VARIOUS SOURCES).
