Here is a survey from your HOA seeking neighbors' financial commitments to address the loss of streetlights in 2027. Our hope is the next election to fund the streetlights will be approved by the residents so that funds are available in 2028 for the next 10 years.

This will be published in multiple places so all Cross Gates neighbors can access it. Only one response from each home is needed. Thank you in advance for your response to this survey.

UPDATE #2: WSTE DISTRICT 9 LIGHTING

I drove the entire subdivision today for roughly an hour to get a street light count. I counted 155 street lights in our subdivision. 91 in old cross gates and 64 in new cross gates. Of course theres a margin of error as this is difficult to do.

WSTE does not have a head count on our subdivisions lights and could not provide us with one. They asked other HOA's to also give them a head count of all lights they are willing to pay for. They also do not know which lights we will choose for service and omit.

Going all the way down to the end of steele rd. omitting after the firehouse to cross gates athletic. We would however pay for the military rd light if cross gates athletic would not.

Hewig bluff at military would be on then skipping walgreens until the entrance signs all the way down to Oak Leaf.

The remainder of all cross gates streets have all been included in the remaining count.

what does this mean? well $9/month $108/yr @155 lights. $16,740/yr

$16,740/333 last years membership= $50.27 a member.
$16,740/855 total homes =$19.58 per home

I hope after seeing these numbers that the residents can appreciate the complexity of the situation. The board will have to discuss the options and terms. We have to explore the possibility of not covering the total sum or bringing in more than needed. This is a large amount of money to raise but we understand that we are the subdivisions only option for this coming year.

UPDATE: We have had discussions with WSTE regarding our street lights being shut off at the end of this year. There will be a blackout period between January 2027 and January 2028 even if the lighting district passes in April 2027.

They proposed this:

ONLY will they give this rate to the homeowners association as they said it is a logistical nightmare to pay for lights individually on a homeowners bill if they decide to adopt a street light. its hit or miss, some pay, some dont. one street will have every other light, its a mess.

$9/month per light pole or $108/yr per pole.
Lets assume we have 100 light poles as an estimate.
Thats $10800 for the year.
Cross gates has 855 homes...$10800/855=$12.63 per year.

The proposed lighting district parcel was $50 a year that failed district 9. This would be a savings to our homeowners if every household paid.

based on our membership of residents that acutally paid to in 2025-2026 $10800/333=$32.43

keep in mind this rate is not guaranteed as fuel surcharges are added to the cost. if fuel goes up, so does the cost. That is part of the reason we believe the parcel was at $50 per household to keep with projected inflation.

If there is interest in raising funds to do this, the HOA will start the process. We will likely send out an email and put survey links on our page and group. Based on the response we will react accordingly and get an official head count of street lights throughout the subdivision.

AT&T has begun the installation of fiber-optic cable on those streets between and including Herwig Bluff Dr and Steel Rd on the opposite side of the street from the existing Vexus/Metronet/T-Moble) cables. So far, they seem to be working quickly and carefully, but if residents have concerns about the condition of their yard, please contact the CGHOA as we have the contact information for the AT&T Project Manager.
AT&T asks the residents to wait at least one full workday after the installation of the fiber boxes before removing the flags marking the underground utilities in case they discover any issues with the fiber and must reopen the ground. They also strongly suggest residents water the removed and replaced sod to facilitate regrowth.
