Our meeting notes from 2025 aside where majority of homeowners present advocated for this, please see Anne Arundel County’s official message on this very thing and a warning that homes will not receive any service if a plow driver doesn’t think they’ll fit.

With the winter storm looming, please park vehicles in driveways to help with snow removal. Parking vehicles on one side of the road is recommended if off-street parking is unavailable. Service will be delayed if a plow driver cannot safely access a street due to on-street parking. Please warn children to avoid snow removal equipment and snow banks at the road’s edge. Hello neighbors. I know this was brought up last meeting (and a few others before) so wanted to try what homeowners expressed overwhelming favor for. Signs are out now that kindly ask folks not to park on the east side (odd number houses) side of the FURTHEST part of Golden Pine (~7850-7871) starting Saturday through Monday. This is all in order to make it easier for snow plows to service that road. Is 4 signs enough to get the message out and will cardboard and paper hold up long enough? We’ll find out but it’s all we had on hand and wanted to help prevent those community members from getting trapped again like they were in ~2010 and greatly hindered many times since. Anyway please be safe everyone. If anyone needs help from fellow neighbors during this winter event please use the Facebook Group.

I just wanted to share this as I didn't believe it myself and to say you're not alone. Electricity rates in our neighborhood but most of Maryland have significantly gone up due to what Baltimore Sun calls "mismanagement" with respect to the energy grid/distributor.

In the first photo I show how the Distributor costs (which make up 1/3rd-1/4th of everyone's bill and you don't have a choice over) has outpaced inflation and is affecting Delaware and neighboring states we well. Where it comes to your freedom of chose in who is your Supplier/Provider (BG&E, Constellation, etc.) and this accounts for 2/3rds of your bill, I have not checked it for others, but BG&E for Residential homes have shot up 32.9% in it's $/kwh for reasons I don't know. Apart from that, our fees/taxes like "Empower Maryland" have also gone up 10% but weren't large to begin with so may only see an extra $1 per bill there. If you're curious why your bill is so high though, it's due to the formerly mentioned.

Before someone says Natural Gas is the answer, that has doubled in price outside of our community in the last 5 years going from $0.50/therm to $0.90+/therm. If you know of a supplier/provider charging less than 16.7 cents/KWH (BG&E) can you please share in the comments?

Hi neighbors. Just wanted to thank you all for participating in this latest round of voting and letting your preferences be known so the community can continue to be shaped more to your and your family's well-being and enjoyment. The results are posted now at https://severnwoodshoa.org/votes/2025-04/results but in summary, election was ratified and all propositions passed.

Homeowners opted for more up-to-date legal language, less rules, for interest to compound on delinquent homes, the desire to self-service how much your home owes, and a more strict budget on landscaping services. All updated language that affects our Covenants/Articles will be delivered at a later date to all homeowners and then 60 days will be given before it goes into effect (per the Maryland HOA Act). That being said, please consider all places where rules were removed (e.g. ban on satellite dishes [despite not being legal federally to ban anyway] and needing to write HOA to cut down trees on your lot in some circumstances) as exempt.

We’ll post on website tonight hopefully but just wanted to quickly share the results of the this round of voting.

The halved quorum was met and all votes and election candidates received majority of those votes to pass. As for Prop 6, the decision of homeowners was to remove the rule entirely that requires getting HOA approval to remove large trees on your lot.

Hi fellow homeowners. Just wanted to let you know we've just added a standalone Landscaping page to our About page. On here we have decided to include our landscaping bid form and that we also plan to send out in order to get more competition in our yearly landscaping bids and hopefully foster the best price possible for the HOA. On there is also the template for the official contract we intend to use for any Homeowners interested in reading it. Anyway please feel free to check it out and if you know of any good landscapers out there, please send them that bid form and have them email it back to us. We were slightly delayed in this getting this approved by the Board and rolled out so will be selecting one hopefully in the next week and a half. https://severnwoodshoa.org/about/landscaping

Looks like the last home sale for the year closed escrow just a week ago so here is the updated realized home values for the community to now include "2024" for those that might get a tickle out of it.

- 5 homes sold in 2024
- Avg. sale price went up ↑5.5% (from $494k to $521k). Reminder that last year's was also a ↑10.4% jump (from $447k to $494k)

Just a heads up. If you see the police or fire department on Severn Rd in front of the fence, just know the new fence is fine and so are the people involved in the crash. According to one of our fence contractors who saw it happen and law enforcement, the story at the moment is a lady either fell asleep or her car wouldn’t go straight anymore randomly and then she hit either oncoming traffic or just the curb. I know the last part makes a bit of difference but only grabbed the brief story.
