The Board of Directors has approved an adjustment to the Hidden Hills annual assessment beginning in January 2026.

This adjustment reflects the continued rise in costs from our vendors and service providers, as well as higher water usage due to increasingly hot, dry summers. These funds help ensure that we can maintain the community’s landscaping, services, and other common-area features to the high standard that residents expect. Additionally, the increase will allow the Association to continue our required reserve funding and maintain the financial flexibility to address unexpected repairs—such as those resulting from the significant flood damage caused by this past summer’s monsoon storms.

The new assessment amount will be reflected in your latest billing statement. If you pay by automatic bank draft, please remember to update your payment amount accordingly to avoid any interruption in processing.

As part of our ongoing efforts to preserve the beauty and integrity of our community, the Hidden Hills Homeowners Association would like to remind residents of the value in maintaining exterior and landscape lighting in accordance with the community’s vision and design guidelines. Proper lighting enhances the aesthetic appeal of our neighborhood while also minimizing unnecessary light pollution.

Last April, the HOA asked all homeowners to conduct a self-review of their exterior and landscape lighting and ensure compliance with the Hidden Hills Architectural Guidelines.

This includes:

Exterior Lighting---
Surface mounted light fixtures shall have shielded light sources with bulbs not directly visible. Wall or eave mounted floodlights (including motion sensor lights) string/rope lights and bistro lights are prohibited.

Wall sconces on Production Homes with street-facing exposure should use low-intensity lighting. The light color should be in the 2700K range, commonly known as soft/warm white.

Landscape Lighting---
Landscape lighting shall be low voltage only.
Light color (measured in Kelvins) should be in the 2700K range.
Colors above 3000K are prohibited.
Light brightness (measured in Lumens) must be less than or equal to 300 Lumens for spot, flood, or path lights. Well lights must be less than or equal to 750 Lumens and be limited to 1 well light per tree.

By adhering to these guidelines, we can maintain the charm and tranquility that make Hidden Hills a special place to live. Community wide inspections resumed this week and compliance letters will be sent where required.

WOW, that's a lot of rain! According to rain gauges from residents in our community, we’ve had just over three inches of rainfall. With it, quite a bit of flash flooding has come down from the surrounding hills.

Our community landscaper, Macias Landscaping, is already on-site addressing immediate concerns and ensuring that roads remain easily passable. Over the next several days, we’ll be carefully assessing any damage and identifying areas that need repair.

A big thank-you to everyone in the community for staying alert and to our maintenance team for their quick response!

Effective August 4, 2025, Hidden Hills is implementing a change in the individually assigned gate codes for Hidden Hills of Scottsdale Residents and will no longer allow individual vendor codes for Unit Owners. Each Unit Owner will be assigned a unique four-digit gate code. Please note the following key details regarding this change:

• Each Unit Owner will receive one (1) unique four-digit gate code specific to their Unit.
• A universal vendor code will be provided for all residents to use for service providers. This vendor code will be changed semi-annually, with advance notice given before each update.
• Unit Owners are responsible for ensuring that anyone residing in the unit (i.e., tenants, family members, etc.), are provided with the assigned gate code and the current vendor code.

This update is being made to improve access control within the community. More information regarding your assigned gate code and the initial vendor code will be sent out soon.

During a special June 27th Board meeting, Directors for the Hidden Hills Homeowner Association voted to make a change in property management companies. Effective August 1, 2024, City Property (cityproperty.com) will assume management duties for Hidden Hills.

As the transition to City Property unfolds, the Board will share more about some of the enhanced services to expect from City Property. A few to look forward to are City Property’s easy-to-use homeowner website and app. Both the website and app will provide easier communication with the management company and facilitate faster communication with the board. City Property also maintains an on-site customer service department tasked with the responsibility of taking homeowner phone calls in an effort to solve issues and provide homeowner information.

During this transition, if you have not yet paid your semi-annual dues, please remit to AMCOR as you normally would. Those funds will be forwarded to Hidden Hills and deposited in new bank accounts being established.

We anticipate a smooth transition to City Property and appreciate your patience during any short term inconveniences this change may present. If you have any questions, please join us at our next Homeowner Meeting, July 11, 5pm at the Sonesta Select hotel on Shea next to the Mayo Clinic.

UPDATE-- Board President David Gershultz reviewed the clean-up progress this morning and it appears to be cleaning up nicely. We anticipate the work will be completed today.

For those who live on, or travel, 145th Way, parcel T, there is a chemical spill caused by a malfunctioning machine that was pouring pebble tech on a pool along 145th Way. Crews are in the process of clean-up and will work until sunset, then return at 7 AM tomorrow morning to finish the job. There is no risk to the community. An update will be forthcoming from the HOA tomorrow.
