Old Santa Fe Association Established in 1926, the Old Santa Fe Association preserves Santa Fe's history and character

The Old Santa Fe Association is a volunteer organization that monitors for threats to the character of Santa Fe and takes action to prevent the loss of its historic fabric. OSFA operates as a 501(c)(4) and, given its political nature, contributions are welcome but not tax-deductible.

“This world-renowned cultural institution was founded by Florence Dibble Bartlett, a Chicagoan who fell in love with New Mexico and spent the majority of her last years in Santa Fe and Alcalde... She strongly believed in the motto engraved over the entrance to the museum: “The Arts of the Craftsman is a Bond Between the Peoples of the World.”

It should be noted that the building itself is a fine exemplar of a modern, institutional building that rests easy on the landscape while achieving its institutional purpose. It was designed by John Gaw Meem’s firm, Meem, Zehner, Holien and Associates. The building is, to quote from El Palacio of September 1953, “modern and functional but harmonious with the terrain and the architecture of older buildings nearby.” Would hope that current architects and project builders seek the same goal with future buildings in Santa Fe.”

This Tuesday (after 5pm), Santa Fe County Commissioners will vote to amend their Short Term Rental (STR) ordinance (link to agenda). The proposed ordinance primarily addresses non-owner occupied short term rentals, e.g. AirBNBs and VRBOs owned by investors (and not people renting out their casitas or a room in their home).

OSFA believes allowing too many investor-type short term rentals drives up home prices and works against the goal of affordable housing for Santa Fe's workforce. Moreover, investor-type STRs override zoning and turn residential plots into commercial entities.

The proposed ordinance does limit non-owner occupied STRs to 5 per individual and at 5% or 10% of housing stock. This is too lenient. Such limits appear good, but they rely on vigilant oversight and the good faith that investment entities won't find a loophole.

Let's head off any run on Santa Fe County homes from outside money and focus on our neighbors, our workers, and our local communities.

We should take a strong regulatory approach to STRs now:

-restrict investor-type STRs
-allow only owner-occupied STRs (rooms or casitas)
