Transportation costs in the Bay Area have risen faster than overall inflation since 2021. The cost of basic transportation needs for a Silicon Valley family of four reached nearly $9,900 annually in 2025, consuming up to 14% of gross income in a minimum-wage household.

Who gets to stay in Silicon Valley?

Recent KQED reporting draws on research from Joint Venture’s Silicon Valley Index to confirm what many already know: Affordability challenges are affecting workers at all income levels, and even well-paid tech workers are forced to choose between the Bay Area and the rest of their lives.

“It distills to a few key points,” said Russell Hancock, President and CEO of Joint Venture Silicon Valley. “We have a very hot economy. It’s creating a lot of wealth. It’s not creating as many jobs. And our housing is too expensive.”

What is Silicon Valley’s most common surname?

Nguyen ranked first by a wide margin in both 2022 and 2025 voter registration data across Santa Clara and San Mateo counties.

Over that period, the number of registered voters with the surname Nguyen grew by roughly 3,000 individuals.

Other surnames associated with Vietnamese, Chinese, Korean, and Indian communities also saw substantial growth.

Silicon Valley’s commercial real estate market remained under pressure in Q1 2026, with vacancy rates across office, lab, and other space types hovering near their highest levels since 2003 and office vacancies surpassing dot-com-era peaks.

Asking rents continued to decline across the board, while new commercial development slowed to its lowest level in more than a decade.

At the same time, leasing activity is on track to record its highest volume since 2022, driven in part by expansion in research and development and flex space.
