Your good news delivery 🙌 More than 150 San Diego households at risk of homelessness will receive financial support to stay housed, thanks to a collaboration between the County of San Diego and San Diego Foundation .

➡️ Through the Partnership to Protect San Diegans, a $500,000 grant to the San Diego Housing Commission will help more than 150 households access short-term support to stay housed.

➡️ For many San Diego families, housing instability can begin with just one setback. A car repair. A medical issue. Or simply having to choose between paying rent and buying groceries. Then an eviction notice arrives, and a temporary crisis puts an entire family’s stability at risk.

San Diego voters will decide in June on Measure A, the proposed Non-Primary Homes Tax. If approved, the measure would create a tax on residential properties that are not an owner’s primary residence and are left vacant for more than half the year. (This ensures 99% of San Diegans would pay nothing. Only owners of vacant extra homes would pay.)

▶️ Measure A would incentivize corporations and investors to put empty homes back on the market, lowering rent and sale prices.

▶️ Revenue generated (an estimated $24 million annually) would go through the public budget process to support neighborhood services, potentially including affordable housing, rental assistance, and other community priorities.

Some key facts and insights into homelessness in San Diego from new Point-in-Time Count data released by the Regional Task Force on Homelessness:

🔶 Unsheltered/street homelessness fell 11 percent across the county, but this progress is fragile as our region braces for looming federal cuts to HUD and the impact of lost local housing vouchers.

🔶 Older adults (55+) now make up one third of the unsheltered population, and more than half are experiencing homelessness for the first time. This is driven largely by seniors’ fixed incomes being eclipsed by rent and living costs.

🔶 80% of people experiencing homelessness reported first becoming homeless in San Diego County, underscoring that this is a local challenge driven by housing costs and economic pressures.

🔶 Communities that have seen the greatest successes in reducing homeless have combined 1️⃣ outreach, 2️⃣ flexible funding, and 3️⃣ a focus on rapid housing placement as part of growing housing-focused solutions.

When we build housing at every level of affordability, the entire community benefits. 🤝 In a recent Times of San Diego Op-Ed, San Marcos Mayor Rebecca Jones describes just how her city is "crushing" its state-mandated housing goals, particularly in the elusive missing middle housing tier for moderate income earners.

And they are doing it on their own terms.

Shares Jones, "When we build housing at every level of the ladder, something powerful happens: Workers can live near their jobs. Families stop living paycheck to paycheck. Homelessness decreases. Communities become more stable."

"We are already seeing it happen here in San Marcos: fewer families priced out, stronger neighborhoods, and a brighter future where the next generation is not forced to leave because housing is out of reach."

A stunning, family-friendly housing project has opened in City Heights! Developed by Wakeland Housing with support from Price Philanthropies Foundation, the Teralta is part of broader efforts to ensure San Diego families have stable homes that meet their needs:

▶️ It includes units with up to four bedrooms – helping to fill a critical gap in the local housing market for larger households.

▶️ 72 affordable homes in the building are earmarked for households earning 30-60% of the Area Median Income (AMI), with San Diego Housing Commission awarding 33 housing vouchers.

▶️ It’s centrally located on El Cajon Boulevard, close to community resources like the Copley-Price YMCA as well as Hoover High School.

We loved touring this family friendly, community-oriented space, which also features an art-deco style that fits seamlessly with historic architecture found in the neighborhood and is helping to instill a strong sense of community pride among City Heights residents.

We’re thrilled to be part of an evolving partnership working to transform underutilized land across San Diego County into high quality affordable housing.

▶️ Funders Together members are providing capacity-building support to enable this broad coalition to coordinate land use and policy strategies. Collaborative efforts have already helped to win legislation which empowers new local financing models -- paving the way for smart housing development that strengthens our communities.

▶️ Through Yes in God’s Backyard, our team is helping to share YIGBY’s philanthropic financing model to inform development strategies for excess land parcels owned by faith-based partners.

▶️ For several years, Funders Together has also supported a social housing community of practice, enabling public and private sector leaders in San Diego’s housing ecosystem to stay ahead of policy, development models, and emerging opportunities.

Funders Together and the Partnership to House San Diego believe that homelessness is a crisis with a solution. By expanding access to safe, affordable housing to everyone, we can end homelessness.

Grant Opportunity: Senior homelessness prevention/diversion 🚨 The Safe & Stable Housing Fund at San Diego Foundation funds organizations serving community members at risk of becoming homeless, with the goal that they remain stable in a home of their own.

This year's grant cycle will support projects addressing urgent needs of seniors struggling to remain housed or age in place (through homelessness prevention and/or diversion efforts) by addressing unique housing and other related issues faced by seniors.

Your Friday good news 🎊 The grand opening of Terrasini Senior Apartments marks the completion of the final project in a four-part affordable housing development collaboration along Mt. Etna Drive -- supporting an intergenerational community with housing and support for seniors and families.

👉 Built on County-owned land and developed by Chelsea Economic Development Corporation, the campus provides 400 new affordable rental homes for San Diegans with low income, with on-site support services provided by Serving Seniors.

👉 The site is within walking distance of critical resources like a pharmacy, grocery store, medical services, and public transportation options.

Kudos to the San Diego Housing Commission, County of San Diego - Government, City of San Diego, and all the private and nonprofit partners that made this project come to life!
