Price and Appreciation Highlights

In 2025, the median sales price for a single-family home in Salt Lake County was $620,000, indicating a market that was stabilizing rather than surging. Draper reported the highest median price among the cities analyzed at $990,000, reflecting a 3% year-over-year increase. Since 2020, Draper’s median price had risen 57.9%, representing the strongest five-year appreciation in the group. Overall, most cities experienced modest year-over-year changes. For buyers, this shift meant improved negotiating conditions, although affordability continued to be influenced by the substantial gains recorded over the previous five years.

I’m 5 years into connecting my Professional Real Estate work with my Great Salt Lake advocacy efforts, and as I’m driving around the valley delivering Eightline’s 2026 Great Salt Lake calendars (featuring my own landscape photography) I’m reminded that the value of home is profoundly more important than the value of a house, or a dollar.

While I mail some of the calendars with the US Postal Service, most of them I hand deliver, and I like it that way. It’s a time of reflection, connection, and continued education to (re)visit the street where I have helped people purchase and sell throughout my career, some of them 25 years ago! It’s an objective tour (not impacted by any particular client’s perspective when they are with me on a tour) through the many cities and neighborhoods along the Wasatch Front and Wasatch Back. It’s keeping a beat on growth and development, making note of patterns of gentrification and decay - it’s not unlike taking a backcountry tour that requires a profound analysis of what the landscape and conditions have to offer today, and how that might impacts my clients, how that impacts each of us.

I am filled with gratitude and appreciation as I see the varied manifestations of home across such a diverse range of locations. Over the past couple weeks I’ve meandered through cities and neighborhoods, my love of trip chaining, Magna to West Valley City to Taylorsville to South Salt Lake to Millcreek. Of course, within Salt Lake City, I’ve made way through Federal Heights, University, The Avenues, 9th and 9th, Liberty Wells, Cenral City, Rose Park and Glendale before looping on the freeway into Highland Park and Sugar House. This year I started north and I’m moving south. Last year I started south moved north.

Real estate has never been transactionally based for me, but built on a foundation of the most simple quality on which we my clients have reliably, proverbially, and literally built their homes. That, I love!
