Creating affordable housing takes capital, sometimes before a single brick is laid. That's where partners like Impact Development Fund come in.

IDF is a Community Development Financial Institution (CDFI) committed to making an impact by developing and preserving affordable housing. They understand what we understand: that underserved communities need flexible, creative financing to build the affordable homes their families deserve.

IDF recently provided a pre-development loan for our Emeril Ave project. Without partners willing to take on early-stage risk, projects like this never make it off the drawing board.

Utah's housing market has gotten harder. Home prices have outpaced wages for a decade, making homeownership feel impossible—even for people doing everything right.

We're building differently.

Introducing Gladhouse Cottages: 8 permanently affordable homes in Glendale, designed for families earning around 70% of Area Median Income. 2- and 3-bedroom homes where homeownership is actually achievable.

How it works: We're using the Community Land Trust (CLT) model—a proven approach that separates land cost from home cost. CDCU retains ownership of the land. You own the home. You build equity and make it yours. And when you're ready to sell, a resale formula keeps the home affordable for the next family. The affordability doesn't disappear with each sale, it stays with the property, creating a permanent chain of homeownership for generations.

State programs, city programs, county programs. Some are forgivable, some are deferred, some require monthly payments. Some have income limits, location restrictions, or only work for new construction homes.
