“Since submitting the initial Development Agreement proposal for Pine Island, our team has worked diligently to engage with the community to revise and shape a plan for Pine Island that truly represents Responsible Growth.

Through discussions with Beaufort County Council and the public, this process has resulted in a transformative agreement unlike anything previously seen in our county. The Pine Island Plan reduces environmental impacts by lowering density, limiting docks, and reducing impervious surfaces, while also addressing community concerns like traffic. At the same time, it creates jobs and invests in solutions to long-standing challenges such as affordable housing and heirs’ property.

Did you know? The very first Penn Center Golf Classic was held right here in Beaufort County on November 24–25, 1995 at the Country Club of Beaufort at Pleasant Point. With 50 golfers, half from out of state, and support from over 30 corporate sponsors, the event quickly became a major fundraiser for Penn Center’s historic mission.

The tournament’s success sparked a growing tradition. The second annual Classic teed off the following year, on November 30, 1996, at Okatie Creek Club in Sun City Del Webb, Bluffton. With players traveling from near and far, the Golf Classic was more than a game, it was a celebration of community, legacy, and stewardship of the land that made it all possible.

Education will come alive through new programs, field trips, and lesson plans rooted in the island’s story. Environmental protections will preserve over 300 acres of green space, 7 miles of shoreline, and old-growth trees, giving our youth a cleaner, stronger natural world. Cultural initiatives will celebrate St. Helena’s identity, so our children can grow up proud of who they are and where they come from. Nearly 70 jobs and business support will create lasting economic opportunity, opening doors for young people to build careers and futures here at home.

This isn’t just a development plan. It’s a commitment to the future of St. Helena.
